Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal. Grading Plan: 1. Include a response letter to the comments along with the corrected copies of the Grading Plan. 2. Complied 3. Complied 4. Complied 5. Complied 6. Complied 7. Site visibility triangles are to start at edge of curb and back 20'. Per plan minimum 20' setback does not appear to be met. 8. Complied 9. Complied 10. Provide site plan and grading plan activity numbers on the lower right hand corner of each sheet. Provide the activities numbers on sheet 2 and 3. 11. Location map shows NTS and also indicates 3" = 1 mile. Location map is to be at a scale of 3" = 1 mile. 12. Complied 13. Indicate on grading plan Cut = 0 Cubic Yards. 14. Dimension Right of way and label existing and future right of way. Existing right of way appears to be 60' - 49' and the future right of way appears to be 100'. 15. Complied 16. Provide labels for dimensions from street monument lines to existing and proposed curbs, sidewalks, driveways and utility lines. 17. On sheet 1, clarify types of scuppers and provide detail in detail B. If scupper is roof scupper clearly indicate by labeling as such. 22. Complied 23. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 24. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Provide zoning designation for adjacent properties. Be advised that there may be differential grading requirements based on what has been shown on plans. For N Country Club Rd and Cardi Blvd provide zoning across the street. 25. Drainage patterns with percent slopes and use arrows to indicate direction of slope. Ponding may be a concern. Clearly indicate that water will not be ponding in parking areas 17, 18 and 19. Depressed curbs may be considered to allow any water to enter adjacent landscape area. 26. Provide rates within and adjacent to site to show drainage scheme. Call out peak discharges entering and exiting the site on the site plan and in the location of the called out discharge. 27. 5' sidewalk required for pedestrian access around building. Clearly indicate that pedestrian access has been provided. 28. Verify that all text in a minimum of 12-point font for recordation purposes. 29. Per grading plan sidewalk adjacent to parking appears to be flush with pavement. Truncated domes required along areas where pedestrian circulation area and vehicular areas are adjacent. 30. Additional comments may be forthcoming. Note that the purpose of the grading plan is for inspectors to utilize the plans during their inspection. Specific plan information is needed to ensure that the inspector has the adequate information they need to provide the inspection. The grading plan and site plans are often separated on a construction project and therefore, both need to have the information required for the inspector to complete the inspection.
