RESUBMITTAL REQUIRED: Grading Plan

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed grading plan for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. Please address the following review comments prior to the next submittal.


Grading Plan:
1. Include a response letter to the comments along with the corrected copies of the Grading Plan.
2. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting"
3. Add the following notes to the grading plan notes:
· "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

· "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

4. Revise administrative address/site address on plans.
5. Provided property description.
6. Provide lot dimensions and bearings.
7. Provide existing and future site visibility triangles.
8. Provide dimensions for ingress/egress driveways and parking area access lanes (PAALs).
9. Provide drainage patterns and clearly indicated in legend symbols for existing and proposed drainage patterns.
10. Provide site plan activity number and grading plan activity number in the lower right corner of grading plan.
11. Provide a small, project location map drawn at a scale of 3" = 1 mile. Show the subject property approximately centered within one square mile. Provide section, township and range in addition to section corners scale and north arrow.
12. Provide legend on grading plan and include all symbols and differentiate between existing and proposed conditions.
13. List both the cut and fill quantities in cubic yards. Acknowledge Fill = 1000 Cubic Yards. If there is no cut, indicate on grading plan Cut = 0 Cubic Yards will suffice.
14. Dimension right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way. Label Country Club as MS&R, Arterial and provide recordation information. Label Cardi Blvd as Public Road and provide recordation information.
15. Provide all easements of record must be graphically shown on the plan together with recording docket and page reference.
16. Provide dimensions from street monument lines to existing and proposed curbs, sidewalks, driveways and utility lines.
17. Provide existing and future topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Benchmark based on City of Tucson Datum, Including City Field Book and page number.
18. Provide pertinent information for fences, walls or vegetation for screening by material, height, location and spacing.
19. Show limits of grading on site. Cut or fill slopes require a 2' minimum setback from property. Provide 2' setback on detail for cross sections.
20. Acknowledge cross sections (G) and (F) have been provided on the Grading Plan. However, cross-sections are not provided on the plan view. Provide cross sections through site and label accordingly. In addition, curb and gutter elevations should be indicated on the details. Call out elevations accordingly on details.
21. Show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
22. Detail B appears to show all surface materials. Provide thickness and of all materials.
23. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
24. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Provide zoning designation for adjacent properties. Be advised that there may be differential grading requirements based on what has been shown on plans.
25. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
26. Provide flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. Call out peak discharges entering and exiting the site.
27. Additional comments may be forthcoming.

Note that the purpose of the grading plan is for inspectors to utilize the plans during their inspection. Specific plan information is needed to ensure that the inspector has the adequate information they need to provide the inspection. The grading plan and site plan are often separated on a construction project and therefore, both need to have the information required for the inspector to complete the inspection.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time.

2. While zoning acknowledges that the design of the grading plan is in substantial zoning compliance as it relates to the Zoning review purview, with the approved version of the development plan, the grading plan cannot be approved at this time. It appears that there are many omissions on the grading plan that must be referred to the site plan. If the gradin glan is to be used as the construction document it does not appear to have relevant information for that purpose. Please address all comments and make revisions as required.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped development plan. Additional comments could be forthcoming.

4. Please ensure that the grading plan matches the CDRC approved and stamped development plan and visa versa, once all coments have been addressed.

5. If applicable, revised development with landscape, and NPPO plans must be included with the grading plan package and must be the CDRC approved and stamped set, two copies of each are required.

6. Label the maximum slope allowed for handicapped parking spaces and access aisle that serves the parking spaces. The maximum slope allowed per ANSI section 503.4 is 1:48 (2%). Label the slope on the handicapped parking space detail and access aisle.

7. Draw and label the required truncated domes on the grading plan or refer to detail drawings on the grading plan that provides the required information.

8. If the grading plan is not to include dimensions for setbacks, lot dimension and bearings, slopes, etc add key notes to the grading plan referring to the details and site plan information.
