Engineering recommends approval of the revised grading plan. This revision includes adjusted grades in courtyard to allow for positive flow from courtyard if both drains are clogged, as well as the revision of the accessibility - ramp added. The following 18 conditions remain and apply for grading permit T07BU02263-R3: 1) Call for DSD Engineering Inspection meetings. For a DSD Engineering Inspection, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 837-4888, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 2) A copy of the approved Grading Plans, SWPPP and Permits shall be kept at the site at all times, until final grading approval. 3) These sets of plans act as the approved grading plans for private grading, paving and drainage construction for Mercado Commercial Block B. This grading permit T07BU02263 provides permission to perform private grading, paving and drainage construction as shown on the approved plans. See the approved Grading Plans for the Menlo Park Mercado District PAD B (sealed by David W. Little, PE, 8.25.07, 3rd revision: 10-8-08). 4) If Final Grading Inspection has not been completed before the Grading Permit expires, and the permit has not been renewed, additional fees and reviews may be required. 5) Revisions to the design must be discussed with a Civil Engineer at the City of Tucson Development Services Department Engineering Division, prior to any construction activity, to determine whether additional details, calculations, drainage report, or a revised grading plan is needed, or, whether changes may be provided on as-builts. All work completed without approval is subject to Stop Work Order. 6) All areas, that were disturbed due to the construction activity for this project, shall be stabilized. 7) Prior to requesting for release for CofO, final grading inspection approval is required. 8) The permitee shall notify the DSD when the grading operation is ready for final grading inspection. Final grading approval shall not be given until all work, including installation of all drainage improvements and their permanent protective devices, and all permanent erosion control measures have been completed in accordance with the approved grading plan and grading permit, and all conditions of permit are completed. 9) Call for special DSD Engineering Inspection for subsurface construction including installation of water harvesting tanks and grated inlets for interior patio area. 10) Interior patio drainage shall be graded and all erosion protection shall be placed prior to calling for final grading inspection. 11) Sidewalk and curb & gutter inspections shall be completed before final grading approval. 12) Contact Permits and Codes (837-6606) for any questions regarding City of Tucson right-of-way permit requirements. 13) Letters of certification from Engineer of Record for project substantial completion are required and shall be submitted prior to final grading inspection. 14) For inspection purposes, post the "AZPDES - Posting Requirements" green sheet or NOI at construction entrances to the site at beginning of construction activities and maintain these posted documents throughout project construction. 15) See the associated Stormwater Pollution Prevention Plan as a part of this grading permit. Interim erosion and sediment controls shall be updated, revised, and maintained throughout the life of the project per approved grading plans and SWPPP at disturbance limits. 16) Temporary erosion control devices shall be placed at locations where stormwater runoff exits grading limits to prevent debris, construction silt, and/or chemicals from entering any drainage ways that eventually discharge into the receiving waters. 17) Designated concrete washout locations shall not be located in the courtyard / water harvest / basin areas. 18) Regarding the SVT's, other than trees as noted below, plant materials located within existing and future sight visibility triangles shall be limited to ground cover or low-growing vegetation of a species that will not grow higher than thirty inches. Trees may be located within existing and future sight visibility triangles only if clear of leaves and branches to a height of at least six feet above grade upon installation, and at all times thereafter. The trunk caliper of any species selected may not exceed twelve inches in diameter at maturity. Trees with multiple trunks are not allowed. Trees may not be planted in a line that could result in a solid wall effect as viewed from the motorist's perspective. The number and location of trees within existing and future sight visibility triangles may be restricted or modified by the City of Tucson Inspectors in order to preserve visibility.
