Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time.

2. While zoning acknowledges that the grading plan is in substantial zoning compliance as it relates to the Zoning review purview, with the unapproved version of the development plan, the grading plan cannot be approved at this time.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped development plan. Additional comments could be forthcoming.

4. Please ensure that the grading plan matches the CDC approved and stamped development plan.

5. The required development plan with landscape and NPPO plans that must be included with the grading plan package and must be the CDRC approved and stamped set, two copies of each are required.

6. Label the maximum slope allowed for handicapped parking spaces and access aisle that serves the parking spaces. The maximum slope allowed per ANSI section 503.4 is 1:48 (2%). Label the slope on the handicapped parking space detail and access aisle.

7. Draw and label the required truncated domes on the grading plan or refer to detail drawings on the grading plan that provides the required information.
12/04/2007 MATT FLICK ENGINEERING REVIEW Denied The SWPPP & Grading Plan are denied. The following comments are offered:

SWPPP:

A. Per TCC 26-42.b, the SWPPP must be prepared and certified by a Professional Engineer or Registered Landscape Architect.

B. Provide a copy of the NOI.

C. Provide a copy of the ADEQ Authorization.

D. Describe how and where the records are to be stored for 3 years.

E. Specify who is the operator with operational control.

F. Describe the location of sediment basins and show on the SWPPP plan.

G. SWPPP Plan:

1. The landscape plan shows areas to be landscaped in areas the plan shows to remain undisturbed. Change disturbance limits and change disturbed acreage on this plan and in report.

2. Provide BMPs to keep materials out of stormwater.

3. Provide BMPs to keep pollutants from the cleaning/fueling/maintenance area out of stormwater.

GRADING PLAN:

Note: There is insufficient horizontal and vertical information to construct this project. It is likely there will be at least 2 more grading plan submittals.

A. What does the ........ symbology indicate?

B. Provide curb height and specifications.

C. Indicate size of curb openings.

D. General Note #1 should be revised to include COT Dev. Std. 10-01.

E. Driveways: Provide details of connection to public street. Indicate disabled ramps and curb transitions. Use PC/COT standard details where possible.

F. Longitudinal slope on accessible route appears to exceed ADAAG. Cross-slope also appears to exceed ADAAG. Please revise.

G. Provide details of disabled ramps along accessible route.

H. Drainage in southwestern corner of site appears to be headed toward building with no outfall. Revise grading and provide more horizontal and vertical control.

I. Provide grading information for areas beneath covered loading areas.

J. Indicate slope protection for fill slope along gas easement.

K. Provide top/bottom of retaining wall elevations.

L. Revise "Grading Plan Notes" to indicate that horizontal control is to be found on another plan/sheet, or, provide more information on this plan to create a buildable plan.
