The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. 2. While zoning acknowledges the need to revise the grading plan, the revised, stamped and approved development, landscape plan was not included with the revised grading plan. It appears that the revised Develoment plan is in for CDRC review. Per the latest CDRC review folders the development plan has not been approved. 3. Zoning will review the grading plan on the next submittal to ensure that the changes on the grading plan are reflected on the revised DP and landscape plans. 4. The Typical Handicap / Standard parking Detail Drawing needs to be revised. The proposed location of the HC pole signs may not be placed within the parking space unless the parking spaces are longer than 18'. Per detail "D" on sheet 2 0f 18 the HC spaces are 18' long to the front of the space. The sign must be placed at the edge of the sidewalk (but not within the parking spaces) which appears to be more than wide enough to accommodate the signs without interfering with the pedestrian access and the length of the parking space. |

Attn: Tri Miller LOCATION: T15S R14E Sec19 Ward 5 REVIEWERS: Jason Green, CFM ACTIVITY: T07BU01992 (Grading Plan) SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T07BU01992) and the drainage letter (Arroyo Engineering 04JUN08) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. For a grading plan approval submit the following: 1) Submit a copy of the approved revised Development Plan including landscape and native plant preservation plans for reference. The grading application will be approved and stamped for compliance only when the approved documents are included in the submittal. Engineering Division has approved the Development Plan, but the Mylars still need to be submitted and approved by the CDRC Department. GENERAL COMMENTS: Please provide the last stamped approved Development Plan for grading plan approval. For expedite purposes the grading plan can be reviewed over the counter (DSD Engineering Division comment only and with a pre-scheduled appointment made by the applicant) for stamp approval once the revised Development Plan has been approved and submitted. However the grading plan must still be submitted to the Permit Counter once it has been stamped approved by all departments in order to digitize the grading plan and get it to our Records Department.
