Attn: Tri Miller LOCATION: T15S R14E Sec19 Ward 5 REVIEWERS: Jason Green, CFM ACTIVITY: T07BU01992 (Grading Plan) SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T07BU01992) and the drainage letter (Arroyo Engineering 04JUN08) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. For a grading plan approval submit the following: 1) Submit a copy of the approved revised Development Plan including landscape and native plant preservation plans for reference. The grading application will be approved and stamped for compliance only when the approved documents are included in the submittal. Engineering Division has approved the Development Plan, but the Mylars still need to be submitted and approved by the CDRC Department. 2) Revise the grading plan to label and dimension the required erosion protection tie-in for the existing wing wall at the west driveway location. Revise the grading plan and the rock riprap for the proposed 38-foot curb opening to show that the riprap is tied into the existing wing wall to prevent erosion and undermining of the existing wing wall and driveway. 3) Revise Sheet 7 to label (keynote # 10) the revised refuse container location. Verify the maneuverability for the refuse truck by labeling the minimum 18-foot radius at the intersection of the PAALs at the southwest corner of Building 4. GENERAL COMMENTS: Please provide the last stamped approved Development Plan and a revised grading plan that address the comments above. Included a response letter with the next submittal for grading plan review and approval. For expedite purposes the grading plan can be reviewed over the counter (DSD Engineering Division comment only and with a pre-scheduled appointment made by the applicant) for stamp approval once all items have been addressed. However the grading plan must still be submitted to the Permit Counter once it has been stamped approved by all departments in order to digitize the grading plan and get it to our Records Department.
