SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan (T07BU01992), and Drainage Report (Arroyo Engineering, Inc., 07JUL07, revised 31AUG07, revised 01NOV07) for the above referenced property. Engineering Division does not recommend approval of the grading plan application at this time. For a grading plan approval submit the following:

1) Submit a copy of the approved development plan including landscape and native plant preservation plans for reference. The grading application will be approved and stamped for compliance only when the approved documents are included in the submittal. Engineering Division has approved the development plan, but the Mylars still need to be submitted through and approved by the CDRC Department.

2) Provide the Geotechnical Engineering Report (Terracon, 07JUN07) that was prepared for this project for record keeping purposes. This report was not submitted with the second grading plan submittal.

3) Provide 3 copies of the Stormwater Pollution Prevention Plan for stamp approval with the 3rd submittal. Only 2 copies of the SWPPP report was submitted therefore they would not be approved until all 3 copies are submitted.

4) Call for a Pre-construction meeting prior to start of earthwork. Please provide the grading plan, Drainage Report, Geotechnical Engineering Report and 3 SWPPP Reports with the next submittal for grading plan approval.


For a more timely review of the grading plan call me at 837-4929 when submitted. The grading plan cannot be approved over the counter, but will be approved within the following few days for expediting purposes. If any changes are required by other Development Services Departments that changes the configuration or manner of the grading plan a new review by Engineer Division will be required.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. A copy of the devlopment plan was not included with teh grading plan pacakge.

2. Zoning could not verify that the grading plan was in compliance with the approved development plan. Please submit two copies of the CDRC approved and stamped development plan, landscape, and NPPO plans with the next grading plan submittal.

Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped development plan. Additional comments could be forthcoming.

3. Please ensure that the grading plan matches the approved and stamped development plan.

The required development plan with landscape and NPPO plans that must be included with the building and grading plan package must be the most current CDRC approved and stamped set, two copies of each are required.
