Bonita Ave., Ste. 101 Tucson, Arizona 85745 SUBJECT: Camino Seco Village, 8820 E. 21st Street Grading Plan T07BU01974 (First Review) T14S, R15E, Section 15 RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP The Grading Plan (GP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 3. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 4. Add the following notes to the grading plan notes: · "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." · "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation." · "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 5. Remove reference to "Type 2" grading. COT does not issue "Type 2" grading permints. 6. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the GP. 7. List administrative address/site address on plans. 8. List the grading plan activity number on each sheet. 9. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 10. Cut or fill slopes require a 2' minimum setback from property line. 11. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address. Drainage report: 1. The DR has been conditionally accepted. Re-submit the DR along with the corrected copies of the grading plan. 2. Show the grading plan activity number and administrative address on the cover of the DR. Stormwater pollution prevention plan: 1. The SWPPP has been conditionally accepted.
