2. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit two copies of the approved and stamped Development Plan, Landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.

The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN, DRAINAGE REPORT

SUBMITTAL REQUIRED: FLOODPLAIN USE PERMIT APPLICATION

1. A copy of the stamped approved Development Plan must be included with the Grading Plan submittal.

2. The Development Plan is currently in review. Any changes made to the Development Plan must be reflected on the Grading Plan. The Development Plan and Grading Plan must match.

3. Provide the grading plan activity number on each sheet in the lower right hand corner.

4. Provide the administrative address on the first sheet.

5. The grading plan delineates area of disturbance and new asphalt with a patterned shading. This delineation did not include the water harvesting planters, which clearly will be a "disturbed area." This area must also be included. Remove the patterned shading for when microfilmed/scanned the legibility is compromised. Delineate the area of disturbance with a specific line weight clarified in the legend and provide the square footage of the area of disturbance on the first sheet of the grading plan. Be advised a Stormwater Pollution Prevention Plan may be required.

6. In addition to the above comment, surface stormwater should be directed into the parking lot landscape islands. Revise the grading plan to promote water harvesting from the parking lot surface drainage. Provide curb openings where applicable.

7. Provide sight visibility triangles in the required locations.

8. Show roof drainage (flow arrows). DS 2-02.2.1.A.16.

9. Show the grading limits on the plan. Cut or fill slopes require a 2' minimum setback from property line. See the Development Standard 11-01.9. for more information on the required setbacks.

10. Show more finish grades on the plan, particularly throughout the parking lot. Drainage patterns must be readily definable in all areas and to determine areas of ponding. Show drainage patterns with percent slopes. Show patterns within the first 100 feet from the property line. Revise appropriately. DS 2-02.2.1.A.16.

11. Provide a general note to the site plan stating this property is subject the Floodplain Ordinance Chapter 26 and a floodplain use permit is required.

12. Provide a general note on the site plan that this development contains a requirement that the applicant, or the applicant's authorized representative, complete an Elevation Certificate and is returned to the Development Services Department (DSD) Engineering Division prior to approval of the pre-slab inspection and the final inspection. Both of the original elevation certificates must be returned to the DSD Engineering Division.

13. Add a general note; Call for a Pre-construction meeting prior to start of earthwork. 14. Add a general note; "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

15. Add a general note; "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation."

16. Add a general note; "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

17. Provide the flood hazard zone on adjacent to the line weight for the existing floodplain delineation. One side should read Zone AH and the other Zone X shallow 100 year.

18. Indicate the datum used for the shown water surface elevations (WSE) provided on the plan. Show this information on sheet 2 and in the drainage report. DS 2-05.2.3.I.

19. In addition to the above comment the finish floor elevation (FFE) is much higher then the WSE. Indicate the datum used for the FFE. If the datum is different than the datum for the WSE, provide the conversion on the plan.

20. Revise all cross sections provided on sheet 2 to read with the correct sheet number.

21. Indicate in detail 11 on sheet 3 appropriate depression to maximize water harvesting.

22. Revise detail 4 to remove the verbiage "recommended," and replace with "required." DS 6-01.4.2.C.4.

23. Provide the 5' pedestrian circulation and the 4' sidewalk between the building and the solid waste enclosure.

24. A modified "Standard Detail" from the City of Tucson and Pima County Standard Detail for Public Improvements must be accepted and approved from the Department of Transporation. Please revise plan or seek approval from the Engineering Division of the Department of Transportation. If modification is preferred please contact Richard Leigh (8376647) from the Permits and Codes Section, Engineering Division of the Department of Transportation.

25. Clarify keynote 7 on sheet 3.

26. The accessible ramp to the handicap parking space is not in the correct location. Revise.

27. The PAAL cross section 13/4 shows a slope of more then 5%. This is too steep for handicap accessibility. Either relocate the handicap parking spaces to a location that provides an accessible route or revise the PAAL to a 2% slope. DS 3-05.

28. On the south side of the building at the southwest corner the PAAL is only 12' in width which indicates that one way travel is proposed. If this is the intent provide appropriate signage to avoid vehicle obstruction; one-way access only, do not enter, etc. DS 3-05.

29. Provide a cross section of the south side of the building extending into the PAAL labeled as, "East Park Place Drive." Provide dimensions and label accordingly, distinguish between what is proposed and existing. DS 2-05.2.3.C.

30. Provide a cross section of the north side of the building extending into the PAAL. Provide dimensions and label accordingly. DS 2-05.2.3.C.

31. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

DRAINAGE REPORT COMMENTS

1. Provide the datum, either NAVD 1988 or NGVD 1929 for the water surface elevations provided in the report.
