| 02/27/2008 | LAITH ALSHAMI | ENGINEERING | REVIEW | Denied | Laith Alshami, Engineering and floodplain Review, 02/29/2008 Sorrento Village Grading Plan Comments: 1- Provide a copy of the approved Development Plan for comparison. The Grading Plan shall be approved once the Development Plan is approved and the information on the Grading Plan is sufficient for construction. 2- The typical dimension between the face and the post barricade and the face of the wall, inside the trash enclosure is 1'. Additionally, the post barricades shall be 5" bollards in accordance with the Standard Detail. Fill in the missing detail number information and revise the trash enclosure details in accordance with the attached Standard Detail 6-01.0 of the Development Standards. Add a note to the details stating that the detail shall be in compliance with Standard Detail 6-01.0 of the Development Standards. 3- For the sake of clarity, provide additional driveway dimensions at all entrances. 4- The call out for the "26' wide concrete channel" appears to have been completely removed. Has this structure been eliminated? If so, what replaces this drainage structure? 5- Resubmit the redlined plan with future Grading Plan submittals. 6- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made. 7- Tentative Plat and Drainage Report have not been approved yet. Additional comments may be offered as a result of changes that might be proposed on the revised Tentative Plat and drainage scheme. SWPPP Comments: 1. The included certification forms shall be signed for all known operators in accordance with Part VII.K. (Part IV.J.1). Certification language shall be provided for all unidentified operators with blank signature lines for their signature. 2. Propose possible locations for the construction trailer on Exhibit 4. 3. Section "IV.B.2." states that the Site Map shows the approximate post-grading slopes, locations of waste, borrow, fill equipment storage, or offsite material. Exhibit 4 does appear to provide this information. Revise. 4. Since detention/retention basins will be used as sediment traps, explain how the basins will be restored once construction activities are completed. Additionally, post construction percolation tests will be required for all impacted basins. Add language in the text requiring the the percolation tests. If you have any questions, I can be reached at 837-4933 or Laith.Alshami@tucsonaz.gov |
| 03/03/2008 | DAVID RIVERA | ZONING | REVIEW | Denied | 03/03/2008 Development Services Department Zoning Review Section David Rivera Principal Planner Comments: 1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. 2. While zoning acknowledges that the grading plan is in substantial zoning compliance as it relates to the Zoning review purview, with the unapproved version of the development plan, the grading plan cannot be approved at this time. There are some areas on the grading plan that do not match the development plan. Please review the grading plan and compare it to the most current version of the development plan to ensure accuracy and to ensure that any revisions that have been made to the development plan after the grading plan was submitted are incorporated or addressed in the grading plan addressed. 3. Please ensure that the grading plan matches the CDC approved and stamped development plan. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped development plan. Additional comments could be forthcoming. 4. The required development plan with landscape and NPPO plans must be included with the grading plan package and must be the CDRC approved and stamped set. Two copies of each are required. 5. Label the parking surface maximum slope (includes cross slope) allowed for disabled parking spaces and access aisle that serves the disabled parking spaces. The maximum slope allowed per ANSI section 503.4 is 1:48 (2%). Label the slope on the disabled parking space detail and access aisle. Detail H is labeled with the incorrect slope. 6. Draw and label the required truncated domes on the grading plan or refer to detail drawings on the grading plan that provides the required information. Details A and B depict the truncated domes across the disabled parking spaces and access aisle. The truncated domes are not required across the disabled parking spaces as long as a physical barrier is provided in front of the disabled parking spaces such as wheel stops, extruded curbing, raised sidewalk, etc. The truncated domes need only to be provided in on the sidewalk in front of the access aisle. The truncated domes should be revised on the Grading Plan and the Development Plan. 7. The design of the Disabled parking spaces is not preferred as depicted. The sidewalk design should be modified to create a flush access area from the access aisle to the sidewalk. See the attached detail drawing that provides the desired design. 8. Revise the Disabled parking sign as depicted on the reference detail drawing attached as reference material. |
