05/21/2009 MATT FLICK ENGINEERING REVIEW Denied Sheet C1 - Please correct the material of the proposed driveway. Note #6 on Sheet A.1 refers to an asphalt drive; Sheet C1 calls it out as a dirt drive. Please reconcile. Regardless of what's placed on private property, the portion in Camino Santiago right-of-way will need to meet public standards (probably a standard apron). A right-of-way (excavation) permit will be necessary for work performed in the right-of-way; work in the right-of-way is not covered by a grading permit. Contact Permits & Codes at 791-5100.

Sheet C1 - The finished floor elevation (ffe) must be a minimum of 1' above the FEMA-determined water surface elevation at the upstream point of the structure. Please correct the ffe.

Sheet C1 - It is suggested that the fill pad be elevated above the FEMA-determined water surface elevation at the upstream point of the fill pad. Doing so may facilitate removal of the structure from the FEMA floodplain and reduce the need to protect the top of the fill pad from erosion by the floodwaters.

Sheet C1 - Placing of a fill pad in a FEMA floodplain requires sufficient armoring (riprap, vegetation, etc.) to resist erosion. If the fill extends less than 25' from the building edges, certification is required by a P.E. that the armoring is sufficient (this can be done on the Elevation Certificate or other format).

Sheet C3 - The finished floor elevation (ffe) must be a minimum of 1' above the FEMA-determined water surface elevation at the upstream point of the structure. Please correct the ffe.

Sheet C4 - It is suggested that the fill pad be elevated above the FEMA-determined water surface elevation at the upstream point of the fill pad. Doing so may facilitate removal of the structure from the FEMA floodplain and reduce the need to protect the top of the fill pad from erosion by the floodwaters.

General: Fill 2' (or a FFE 2' + slab thickness) or more above the existing grades brings to bear the differential grading criteria of Dev. Std. 11-01.8.0. If the lots are combined so that the area is greater than 24,000 s.f. before pulling the grading permit, differential grading is not applicable.
