The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. 2. Zoning could not verify that the grading plan was in compliance with the approved development plan. Zoning did a preliminary review of the grading plan and compared it to the copy of the development plan and while it appears to be similar to the TP/DP under review, inconsistencies have been noted. Please ensure that the grading plan matches the approved and stamped tentative plat/development plan. Please submit two copies of the CDRC approved and stamped development, landscape, and NPPO plans with the next grading plan submittal. 3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved site/development plan, see comment 4. Additional comments may be forthcoming. 4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval. |

Inc 1745 E River Road Suite 101 Tucson, Arizona 85718 FROM: Loren Makus, EIT Engineering Division SUBJECT: Puente Nuevo Plaza Grading Plan T07BU01729 (First Review) T13S, R14E, Section 27 RESUBMITTAL REQUIRED: Grading Plan, and SWPPP The Grading Plan (GP), and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Please include a response letter to the comments along with the corrected copies of the GP. Grading Plan: 1. Describe 2 found monuments used to establish the basis of bearing. Include the descriptions of the monuments. The basis of bearing may also be shown graphically as on the Tentative Plat. 2. Clarify the status of the bridge to Alvernon Way. If the bridge is to be built in the future, show how traffic will be prevented from driving into the drainage channel. 3. Provide dimensions for sidewalks, planters, islands and buildings. 4. The existing TEP easements shown that are to be abandoned should be removed from the plan. 5. On sheet 3, show erosion control methods for the downstream side of the wall openings in the northwest corner of the site. 6. Provide an explanation for the curb openings in the water harvesting areas in the parking area islands. With the detail for the water harvesting area (T-7) the curb opening seem to be defeating the purpose of the water harvesting areas. Also provide instructions or details to provide effective ponding within the waterharvesting areas by providing level areas with little berms to effectively hold water. 7. Clarify the note on sheet 4 which seems to indicate that a fence across the street from the project is to be removed. 8. Revise the plan where data overlaps so that it is unreadable as in the lower corner of sheet 5. Drainage report: 9. The drainage report is accepted. Include copies of the drainage report with future submittals. Stormwater pollution prevention plan: 10. Part IV.C.2.e. Include and identify receiving waters in the general location map. Indicate the Alvernon wash in the location map as a receiving water. 11. Provide instructions for the concrete washout location to be consistent with the requirements of the aquifer protection program general permit as described in the Arizona Administrative Code R18-9-B301.
