1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time. Zoning could not verify that the grading plan was in compliance with the approved development plan.

Please submit two copies of the CDRC approved and stamped development, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved site/development plan. Additional comments may be forthcoming.

4. A site card with DSD approvals by Fire, Zoning, Handi-cap, Engineering, and Landscape/NPPO including the approved development plan stamped for site plan approval and signatures is required before the grading plan can be approved by Zoning. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval.

5. Please ensure that the grading plan matches the approved and stamped development plan.

SUMMARY: Engineering Division of Development Services Department has received and reviewed the proposed grading plan (1st Review) for the above referenced property. Engineering Division does not recommend approval of the site plan at this time. The following items need to be addressed:

1. Include a response letter with an explanation to each of the following comments along with the corrected copies of the Grading Plan. Please include redlines of Grading Plan along with 2nd submittal for reference.

2. A stamped approved Development Plan must be included with the Grading Plan submittal. Provide the stamped approved Development Plan with Grading Plan (2nd Submittal).

3. The Development Plan is currently in review. Any changes made to the Development Plan must be reflected on the Grading Plan. The Development Plan and Grading Plan must match. Provide sight visibility triangles and any other information that is missing that is indicated on the Development plan.

4. Provide the grading plan activity number on each sheet in the lower right hand corner. Include activity number on sheet 2 of 2.

5. Add dimension to (E) Sidewalk leader.

6. DS Sec.2-02.2.1.C: Add the following note on site plan "Depress all landscaped areas 6" maximum for water harvesting" to development plan.

7. DS Sec.2-05.1.4.H.2: Clarify ingress and egress to property. If any work is to be done in the right-of-way review and approval will be needed. Review and approval from TDOT Permits and Codes is required for all proposed improvements within the public right of way. A right-of-way use permit application will be required prior to construction. Contact Steve Tineo at 741-3115 for all right-of-way requirements and permit applications.

8. DS Sec.11-01.9: According to development plan, cross-sections have been provided. However, per cross-section (6A) and cross-section (6B) minimum setback has not been illustrated. Verify that the required 2-foot setback from property lines to the proposed limits of grading cut slopes have been met. Provide sufficient room to allow for the 2-foot setback from property line to the top of cut slopes.

9. Add a general note; Call for a Pre-construction meeting prior to start of earthwork.
