1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

Grading Plan Review for Copper Vista II

Grading Plan Comments:
1. Show how each lot will be graded to provide drainage as indicated and to provide positive drainage from each structure. This can be done by providing typical lot drainage details or by providing lot grading information on the plan in some other way.
2. Confirm the described slopes for the basin detail on sheet 2. It appears that the Hs and Vs have been reversed.
3. Indicate by note or by providing spot grades, that the basin will be graded to drain toward the outlet.
4. Clarify how the driveways will be connected to Jeanette Boulevard. The plan view indicates that the driveways will be using aprons and that the existing curb will be maintained.
5. Clarify in the detail that the pipes from the catch basins to the retention/detention basin will be RCP as specified in the plan view.
6. Indicate that the pipe outlet will be cut to match the surface grade.

SWPPP Comments
7. Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over project specifications (including the ability to make modifications in specifications).
8. Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over day-to-day activities at the construction site.
9. Part IV.F. Include copy of a signed NOI.
10. Revise the concrete washout paragraph (page 11) to provide for a concrete washout location in accordance with the aquifer protection program general permit.

12. Revise the detail for the silt fence to eliminate the placement of fill above the adjacent grade. Inspection experience indicates that fill above grade frequently contributes to silt fence failure.
