The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN


1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal.

2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.

3. A Development Standard Modification Request (DSMR) will be required for the solid waste pick up along Stone Avenue be advised if approved case number of the DSMR together with the date and conditions of approval must be provided on the grading (and site) plan.

4. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

5. Provide the grading plan activity number on each sheet in the lower right hand corner.

6. Provide the recordation data (docket and page) for all easements effecting the development.

7. The sight visibility triangles provided are not drawn correctly. The SVTs are drawn based on the existing and future ROW information. The ROW dimensions are not correct, therefore the SVTs are not correct. Please also refer to the site plan comments from June 29th, 2007.

8. Show roof drainage (flow arrows). DS 2-02.2.1.A.16.

9. Provide the location for all roof down spouts on the grading plan. The 10-year flow must be contained under the pedestrian circulation at all down spout locations. DS Sec.2-02.2.1.A.16.

10. Where is cross section 15/S3? Clarify. See greenline.

11. Indicate the height of the CMU wall indicated in keynote 29.

12. In addition to the above comment provide a detail of the retaining wall. Show elevations as appropriate.

13. The plan shows a basin. Is this a basin or a water harvesting area? The project is not required to provide a basin however is required to promote water harvesting. Clarify. If the intent is to provide a basin, submit a hydrology report providing a detailed discussion/narrative, details and calculations for basins. If the intent is to only provide water harvesting, re-label the plan to show water harvesting.

14. Clarify why trunicated domes are provided in the location shown on the grading plan. Is there a ramp there? It does not appear a ramp is in this location. Is the sidewalk flush with the PAAL? Truncated domes should be in a 24" wide strip between handicapped ramps (concrete) and the asphalt (PAAL). See greenlines and clarify on the plan.

15. Provide cross sections for the west, east and north sides of the structure out to the PAAL/parking spaces. Show vertical separations. Label accordingly.

16. Show the grading limits on the plan. See the Development Standard 11-01.9. for the required setbacks.

17. Show more finish grades on the plan. Drainage patterns must be readily definable in all areas. DS 2-02.2.1.A.16.

18. Indicate grade breaks on the plan and provide grade break symbol in the legend.

19. Add a general note; Call for a Pre-construction meeting prior to start of earthwork. Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until a this time. The site plan has not been approved and it is not clear if changes to the site will require additional changes to the grading plan. The following are minimal comments that should be addressed, but additional comments may be forthcoming.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

4. Label the maximum slope allowed for handicapped parking spaces and access aisle that serves the parking spaces. The maximum slope allowed per ANSI section 503.4 is 1:48 (2%). Label the slope on the handicapped parking space detail and access aisle.

5. Truncated domes are required at all access ramps and at areas where the sidewalk is flush and transitions from the sidewalk to the vehicular use areas. This includes at the H.C. access aisle that transitions from the sidewalk onto the aisle.
