Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan at this time.

2. While zoning acknowledges that the grading plan is in substantial zoning compliance as it relates to the Zoning review purview, with the approved and stamped development plan, the grading plan cannot be approved at this time.

3. Zoning will re-review the grading plan on the next submittal to ensure the grading plan has been revised to address the following zoning comments. Additional comments could be forthcoming based on the revised plan.

4. Label the maximum slope allowed for handicapped parking spaces and access aisle that serves the parking spaces. The maximum slope allowed per ANSI section 503.4 is 1:48 (2%). Label the slope on the handicapped parking space detail and access aisle.

5. Draw and label the required 6-foot access aisle in front of the bicycle parking facility.

Demonstrate on the plan how the bicycle parking facility is phisically separated from the vehicualr use area. Per the detail "L" it appears that the facility is flush with the vehicular use area.

Draw and label the the main entrance to the building and label the distance from the main entrance to the class two bicycle parking facility.

6. Add to keynote 15 that the double gates are to remain open during business hours. This is to allow access to the parking spaces.

7. The ramps drawn for the driveway entrance do not appear to match the details on sheet 3. Please verify with the Engineering reviewer that the proposed ramps are acceptable .
