Engineering Division does not recommend approval of the Site Plan or Grading Plan at this time. The Site Plan (SP) and Grading plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. RESUBMITTAL REQUIRED: Site Plan and Grading Plan. Site Plan: 1. Include response letter to the comments along with the corrected copies of the Site Plan. 2. Revise Legal Description to read Property Description. 3. Show all material indications in the legend i.e.: proposed sidewalk and site visibility triangles, etc. Verify that all symbols on the plan are in the legend. 4. Fully dimension loading space(s) and maneuvering in and out of the loading area(s) per DS 2-02.2.1.14. Per conversation with Paul M. other trash enclosure locations were discussed. Please revise accordingly. Maneuverability as shown does not allow for adequate maneuvering for service vehicles backing out. Service vehicles backing out will block incoming traffic from 22nd Street stopping accessibility. In addition, refuge truck is unable to move through proposed PAAL with adequate clearance. Truck will be hitting curbs when trying to exit property. Provide adequate spacing. 5. Label dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. Label 22nd Street as MS&R. 6. Label dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. Provide labels for each of the dimensions added to plans. 7. Provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. The BenchMark description shall also note where the benchmark is located. Contours and benchmark have been adequately provided. Provide contour interval on plan. 8. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 9. DS Sec.2-02.2.1.C: Add note on site plan "Depress all landscaped areas 6" maximum for water harvesting" to site plan. Grading Plan: 1. Include response letter to the comments along with the corrected copies of the Grading Plan. 2. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 3. Show detail of all surface materials. Add detail or call out materials in sections. 4. Cut or fill slopes require a 2' minimum setback from property line. Call out on plans or provide detail showing the 2' minimum setback. 5. Call out peak discharges entering and exiting the site for both existing and future conditions. 6. Trash enclosure shows additional drafting lines that appear to indicate that there may be a floor drain within the trash enclosure area. Clarify what this line work represents.
