The Site Plan (SP) and Grading plan cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. If you are proposing combining the Site plan and the Grading plan in one set, then the set must be clearly labeled "Site - Grading plan". Also for this round of Site and Grading comments, the revisions or changes noted, may be made on the proposed "Site - Grading plan" set. Address as required. 3. Edit note 21 to read "…….City of Tucson Development Standard 11-01.0 Excavation and Grading" 4. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 5. Please provide property description per D.S. 2-02.2.1.3. 6. Provide COT standard vertical curbs in the public right-of-way. See comment no. 18. 7. Show all material indications in the legend i.e.: concrete paving. 8. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6. 9. Proposed sidewalks on Major Streets and Routes (MS&R) Plan shall be 6' in width per D.S. 2-02.2.1.19. 10. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. 11. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. The refuse vehicle can only reverse a max. forty feet in a straight line to exit from the enclosure. Label as the future as well as the existing right-of-way. 13. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG. 14. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 15. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. The Bench Mark description shall also note where the bench mark is located. 16. Show Site plan number (T07CM02433) on all sheets per D.S. 2-02.2.1.29. 17. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. The refuse container enclosure requires side bollards, the min. width of the enclosure is 10'x10' from front to back and from side to side, bollard to bollard. See comment no. 8. 18. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 19. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. Grading Plan: 1. Please include a response letter to the comments along with the corrected copies of the GP. 2. Provide COT standard vertical curbs in the public right-of-way. See comment no. 11. 3. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work." · "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation." · "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it." 5. List Grading plan (T07BU01296) number on the plans. 6. Show all symbols in the legend (concrete paving areas). 7. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. 8. Call out surface paving material. 9. Curb and Gutter elevation include drainage flow with percent slope. 10. Show details of all surface materials. 11.
