RESUBMITTAL REQUIRED: GRADING PLAN

SUBMITTAL REQUIRED: DRAINAGE STATEMENT

1. A copy of the stamped approved Site Plan/Final Plat must be included with the Grading Plan submittal.

2. The future curb location depicted in cross section 2/1 is not correct. The future curb location is 12' from the future ROW line. Revise the cross section to provide the correct location.

3. It appears that drainage from a ten-year event will flow over the proposed 6' sidewalk within the ROW. A 3 to 1 slope is located directly adjacent to the sidewalk. The drainage within this area is not clear. Show the drainage concentration points in this area and provide scuppers as needed. Or change the grades/slope to not direct drainage towards the sidewalks. A drainage statement will be required for calculations and detail for scupper sizing to show that the 10-year flow is contained under the sidewalk

4. Remove general grading note 6. A basin is not required for this project. The comment is misleading. Revise.

5. Indicate the height of the screen wall in cross section 1/3.

6. The geotechnical report recommends a 5' setback between the foundation base and slope face. The proposed project does not meet this recommendation. Revise the grading plan to meet the recommended setback.

7. Show more finish grades at the east side of the project between the structures and the existing wall. There may be potential for the integrity of the existing wall will be undermined from the potential saturation of the proposed onsite drainage. DS 2-02.2.1.A.16.

8. What is the sizing of the wall openings shown in cross section 4/1? Provide a detail on the plan of the wall openings.

9. Show on the grading plan the existing and proposed 100 year discharge concentration points include the quantities. SMDDFM 2.3.1.6.A.

10. Change the last keynote on sheet 3 to be keynote 12.

11. Provide the docket and page for all proposed easements.

12. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved final plat for the minor subdivision. Please submit one copy of the CDRC approved and stamped final plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped final plat. Additional comments may be forthcoming.
