Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: GRADING PLAN 1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal. 2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match. 3. The grading plan now shows off site work on the southeast side of the property. Be advised written permission form the owner and a temporary construction easement will be required for the off site work. Provide appropriate documentation with the next submittal and include the recordation data on the grading plan. 4. Show on the grading plan the existing and proposed 100 year discharge concentration point locations include the quantities. SMDDFM 2.3.1.6.A. 5. Show the direction of roof drainage (flow arrows). DS 2-02.2.1.A.16. 6. Provide in a general note the area of disturbance. 7. Add a general note; Call for a Pre-construction meeting prior to start of earthwork. The detail number for the earthen channel (keynote 22) is not correct. Revise. 9. Slopes 1:1(H:V) require grouted rip rap. Provide the required slope treatment for the channel slopes (keynote 22). 10. Be advised this industrial subdivision failed an Engineering basin inspection in 2005. An Inspection Result letter was sent to "Garold C Brown Ltd Partnership attention to Mr. Russel Shaw on June 9, 2005. The owner/developer of the basin has not complied with all outstanding issues from the inspection results. A hold on the Certificate of Occupancy under the Final Engineering Inspection will be placed on this activity until the basin is maintained and brought up to design standards. All issues associated with the Inspection Result letter sent June 9, 2005 needs to be resolved prior to release of the final engineering inspection hold. 11. In addition to the above comment a Certification letter from an Arizona Registered Civil Engineer, to verify that the basin has been brought up to the design standards and has been properly maintained is required prior to the release of the Final Inspection hold. 12. Please be advised this outstanding issue with the basin maintenance will not hold up approval of the site or grading plan. 13. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans. |
