Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: GRADING PLAN DRAINAGE REPORT: APPROVED 1. An approved tentative plat is required prior to approval of the grading plan. Submit the CDRC approved tentative plat with the next submittal. 2. The tentative plat is currently in review. Any changes made to the tentative plat must be reflected on the grading plan. The tentative plat and grading plan must match. 3. The legibility of the plan is compromised by the 1" to 30' scale. The grades are difficult to determine due overlapping overlays. Provide with the next submittal a grading plan that is larger scale for better legiblity without compromising the required information. 4. Provide the administrative address on the grading plan. 5. Provide the grading activity number, T07BU00944, in the lower right hand corner of each grading plan sheet. 6. On the first sheet add the following verbiage in a general note; Call for a Pre-construction meeting prior to start of earthwork. To schedule a DSD Pre-construction meeting, SWPPP inspection or general Engineering Inspections, call IVR (740-6970), or schedule with a Customer Service Representative at the Development Services Department, or contact DSD Engineering at 791-5550 extension 2101, or schedule inspections online at: http://www.ci.tucson.az.us/dsd/Online_Services/Online_Permits/online_permits.html 7. Indicate the width of the sidewalk in the street cross section. 8. All the cross sections that are called out on sheet 2 have the wrong sheet number. Change C-2 to C-1. 9. Provide on the cross sections found on sheet C-1 top and bottom elevations and water surface elevation. 10. Provide details of all drainage structures provided in the basins (inlet, outlets, splash pads). 11. If applicable show locations of all scuppers, provide size and call out standard detail. 12. Provide the recordation data (docket and page) for the public utility easement. 13. Call out all perimeter walls on the plan, indicate the height and provide the verbiage by a separate permit. 14. Provide a landscape plan in effort to determine if the multiple-use basin concept is being met with this development. 15. It is acknowledged that a street cross section has been shown on the tentative plat however one should be provided on the grading plan. 16. Provide a detail for the access ramps with in the sidewalk areas. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Provide on the plan a curb access ramp detail. 17. Provide a detail(s) showing a typical lot drainage. 18. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans. SWPPP COMMENTS 1. 1. It is not necessary to surround the entire construction site with silt fencing. This is an unnecessary cost to the owner and maintenance can become an issue. Silt fences are used to intercept and detain small amounts of sediment from disturbed areas from leaving the site during construction. Appropriate applications are below disturbed areas where runoff may occur and impact downstream sources. For example the runoff/sediment leaving the site and entering the ROW into the stormdrain system. It is recommended to apply silt fencing only in appropriate areas. Be advised the SWPPP is a dynamic document and can be revised out the field. Revise the SWPPP site map to provide silt fencing in appropriate areas. (Part IV.D.2.b) 2. Please refer to the enclosed green document "AZPDES - Posting Requirements". This must be placed at the construction entrance of the site at beginning of construction activities and maintain this posted document throughout project construction. Be advised this document must be completely filled out upon the time of the pre-construction meeting. 3. Two copies of the approved tentative plat/development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. Submit the following: two copies of the stamped development plan, landscape and NPPO plans must be included with the grading plans packet processed together for site approval. |
