Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS:

1. Show or note an 8" minimum separation of untreated exterior framing above finished grade, or show treated materials, R319.1 (2).
2. Clarify rebar location with 3" clear from footing bottom, R403.1.3.
3. Detail and specify the stair materials, foundation and anchoring.

FLOOR PLANS:

1. Show a floor plan of all walls receiving new surfaces as detailed on sheet A3. Show all doors and windows with sizes and type.

STRUCTURAL PLANS:

1. Show Floor Live Load as 40 PSF, Table R301.5 City of Tucson Amended.
2. Specify lumber grade and species, R802.1.
3. Provide joist sizes in compliance with Table R502.3.1(2) or an engineered design.
4. Provide girder sizes in compliance with Table R502.5(2) or an engineered design.
5. Provide rafter sizes in compliance with Table R802.5.1 or an engineered design.

SECTIONS - DETAILS - MISC. NOTES:

1. Detail and specify the stair materials and handrail (R311.5.6.1).

ELECTRICAL PLANS:

1. Note on plan that all Electrical shall comply with 2003 IRC chapters 33 - 42.
2. Show all new receptacle locations. All exterior receptacle shall be GFCI protected E3802.3.
3. Any new exterior lighting shall comply with City of Tucson Outdoor Lighting Code by providing a calculation for all outdoor lights on the property. Review guidance: www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show the "R" values of insulation if installed. Show the "U" factors of any windows and doors with glazing on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.40.
