The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN, SWPPP

1. Two copies of the approved development plan, landscape and NPPO plans are to be submitted with the grading plans packet for processing and approval as a site plan. No fees are involved in re-stamping the development/tentative plat plans as an approved site plan. The development plan may be walked through for stamps and site card sign off. A site application card (yellow card) with the CDRC approved development plan must be stamped with signatures for DSD site approval by the following reviewing sections; Fire, Zoning, Handi-cap, Engineering, Plumbing and Landscape/NPPO. The development plan may be walked through for stamps and site card sign off. Submit two copies of the Development Plan approved for site plan approval.

2. Provide the grading plan activity number on each sheet in the lower right hand corner.

3. Provide sight visibility triangles in the required locations.

4. Revise the Blue stake line weight in the legend to reflect the line weight used on the Development Plan.

5. On sheet 3 identify the lines in unison located on the north side of the proposed structure. It appears the line represent stairs. Clarify on the plan view.

6. Provide accessibility ramps for the entrance/exit drive for Rosemont Blvd.

7. Provide 25' curb returns for the entrance/exit drive for Rosemont Blvd.

8. Indicate the direction of drainage on the roof and provide the symbol in the legend..

9. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." Graphically show on the plan the location of any required scuppers. DS 2-08.4.1.E.

10. The area of disturbance on the grading plan and the Stormwater Pollution Prevention Plan (SWPPP) do not match. Both documents must be consistent with one another. Revise grading note 16 and the project description section of the SWPPP to match.

11. Provide cross sections for west and south boundary of the property. The cross section should provide the ROW infrastructure up to the structure. Sidewalks, landscaping, identification of the property lines, appropriate dimensions and labels should be provided. It is acknowledged that cross section A provides ROW information for Broadway Blvd., however the cross section should extend to provide the infrastructure within the property.

12. Indicate a refuse enclosure detail as per D.S. 6-01.4.2. The base shall be a concrete slab with an inside clear dimension of ten (10) feet by ten (10) feet by five (5) inches thick. Steel pipes are required between the container and the enclosure's rear and side walls to prevent the container from damaging the enclosure while being serviced. Enclosure gates have a minimum opening of ten (10) feet.

13. Per Development Standard 6-01.4.2.C.1., food service establishments are required to provide a sewer connected drain in the center of the concrete slab to facilitate container cleaning. Revise detail G on sheet 6 of 8 to show a drain and the site plan view to show connection to the sanitary sewer system.

14. Detectable warnings (truncated domes) are required at marked crossings (crosswalks). The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including the handicap access aisle. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Show a detail and add a general note to the grading plan indicating all public and private handicap curb access ramps will have truncated domes. ANSI 406.12, ANSI 705

15. Clearly indicate the grading limits on the grading plan and include the line weight in the legend.

16. Indicate cut and fill quantities in cubic yards on the first sheet.

17. Indicate grade breaks. Indicate a grade break symbol in the legend.

18. It appears the phasing line indicated on sheet 4 is depicted through the proposed building. Is phase two included in this permit/review, this appears to be the case. Clarify in detail in the response letter. Revise the grading plan appropriately.

19. In regards to the phasing, it should be clear on the grading plan how phase one and two will be separated.

20. Add a general note; Call for a Pre-construction meeting prior to start of earthwork. 21. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.

SWPPP COMMENTS

The grading application will be reviewed for compliance only when the approved documents are included in the submittal. Revise grading plans as necessary to comply with the approved Development plan.

2. The Development plan must have a site card with DSD stamps and approvals from the appropriate divisions before the grading plan can be reviewed. Review will continue upon re-submittal of requested documents.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed. In addition, the plans submitted have been stamped over the engineer's stamp as "preliminary, not for construction or recording."

2. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit two copies of the approved and stamped Development Plan/Site Plan, Landscape, and NPPO plans with the next grading plan submittal. Please be aware that the Development Plan must also go through the Site Plan process. This is a walk through process in which the stamped approved Development Plan is also approved as a Site Plan.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.
