Engineering Division has reviewed the submitted grading plan and does not recommend approval at this time. The following items need to be addressed: GRADING PLAN COMMENTS: 1) Revise the grading plan to reflect the revised Development Plan and the conditional approval comments from Environmental Services for the revised refuse containers. The Grading Plan must reflect the following revisions requested by Environmental Services prior to approval: a) Vertical curb/island directly west of enclosure (Southside) needs to be increased to a minimum 25 ft radius to allow adequate maneuverability for collection vehicle to position itself to and from enclosure area. b) Sheet 3, Double Dumpster Enclosure - Change spacing of rear post barricades/bollards from 6.7 ft to 4 ft for each container service area and adjust other dimensions accordingly. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed. Please provide a copy of the approved grading plan that you are trying to revise. 2. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit two copies of the approved and stamped Development Plan, Landscape, and NPPO plans with the next grading plan submittal. If the approved Development Plan requires revision the grading plan cannot be approved until the revised Development Plan has been approved. 3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming. |
