LOCATION: 6307 S Alvernon, T15S R14E Sec10, Ward 5 REVIEWERS: Jason Green, CFM ACTIVITY: T07BU00680 SUMMARY: Engineering Division of Development Services Department has received and reviewed the revised grading plan, Drainage Report (Baker & Associates Engineering, Inc., 22MAR07, revised 28JUN07, revised 17OCT07), Geotechnical Evaluation (Western Technologies, 2920JX177, with addendum 25JUN07), Stormwater Pollution Prevention Plan (Baker & Associates Engineering, Inc., MAR07, revised JUN07, revised17OCT07) and last approved Tentative Plat sheets for the above referenced property. Engineering Division does not recommend approval of the grading plan at this time. The following items need to be addressed: GRADING PLAN COMMENTS: 1) It is acknowledge that TDOT Permits and Codes has agreed to let the completion of the sidewalk along the frontage of Antrim Road east of the entrance road to be completed at Phase II construction, however provide an email correspondence from Permits and Codes stating their approval of the Phased sidewalk construction. Provide a note on the grading plan that states this requirement. 2) Revise the grading plan to provide one of the following options for the required sidewalk along Valencia Road: a) Per the Pima County Major Streets and Scenic Routes Plan the required future right-of-way width for Valencia Road is 200-feet. This revision will be required for the Tentative Plat and a redesign may be required if the required parking spaces are influenced by the redesign. Refer to CDRC for the requirements for revising an approved Tentative Plat. b) This area of Valencia Road is currently under review with the City of Tucson to be annexed into the City limits. If the revision for the Pima County right-of-way width of 200-feet is not desired then provided the required 6-foot sidewalk along the entire street frontage of Valencia Road to be in compliance with the City of Tucson MS&R requirements. 3) DS Sec.11-01.4.1.C.3: A post-percolation test from a registered geotechnical engineer will be required prior to the final grading inspection approval. Add a general note to Sheet 1 of 7 that states a "Post percolation test is required for this project prior to the Final Grading Inspection." Note: vegetation can not be placed within the basin until the post-percolation test confirms that the channels and basin meet the required drain down time. A larger note must be added to the general note section for clarity at the time of final grading inspection. 4) Review and approval from TDOT Permits and Codes for all improvements within the public right-of-way will be required. A right-of-way use permit application will be required prior to construction. Provide the 3 copies of the SWPPP Report and exhibits with the resubmittal for stamped approval. GENERAL COMMENTS: Please provide a revised grading plan at resubmittal. Please include 'Redlines' with the resubmittal package. The revised grading plan must address the comments provided above.
