TRANSMITTAL DATE: August 13, 2007

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed. A response letter was not submitted so it is not clear if the grading plan was revised. Some comments appear to have been address but many comments were not. Be aware that when the plans are on the construction site the sheets are separated. Many of the comments seem redundant however they are valid.

RESUBMITTAL REQUIRED: GRADING PLAN

APPROVED: DRAINAGE REPORT

1. A copy of the stamped approved Site Plan must be included with the Grading Plan submittal.

2. The Site Plan is currently in review. Any changes made to the Site Plan must be reflected on the Grading Plan. The Site Plan and Grading Plan must match.

3. Indicate a location map (3" =1 mile) and north arrow.

4. Indicate cut and fill quantities in cubic yards.

5. Indicate building downspouts. Add note, "All roof spouts will be routed under any adjacent sidewalk." Graphically indicate downspouts and sidewalk scuppers.

6. Indicate adjacent property zones.

7. Provide a legend on the grading plan.

8. Provide more finish grades through out the PAAL.

9. Provide a cross section of the basin for the east and south side of the basin.

10. From the street centerline of Sahuaro Street and 11th Avenue dimension to the existing ROW line, curb and sidewalk location. DS 2-02.2.1.A.21.

11. Provide a handicap access ramp at the corner of Sahuaro Street and 11th Avenue. Detectable warnings (truncated domes) are required at access ramps where the concrete meets the asphalt. The area covered by the truncated domes shall be twenty-four (24) inch deep and extend the full width of the crosswalk, preceding the crosswalk, including the handicap access aisle. All accessible curb ramps shall have truncated domes installed that shall be twenty-four (24) inches minimum in the direction of travel and extend the full width of the curb ramp or flush surface. The domes shall be located so the edge nearest the curb line is six (6) inches to eight (8) inches from the curb line. Revise the plan appropriately. ANSI 406.12, ANSI 705

The above comment is from the first review and has not been adequately addressed. The ramp should be provided at the curb return. Revise.

12. Please note that subsequent comments may be necessary upon resubmittal, depending on the nature and extent of revisions that occur to the plans.
