Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. In addition, we could not verify that the grading plan was in compliance with a site plan for this site approved by Zoning Review. Please submit two copies of the approved and stamped Site Plan, Landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.
12/10/2007 ANDREW CONNOR NPPO REVIEW Denied 1. Each lot within Wildcat Pass must submit a separate NPPO plan. Application for Exception is not applicable in this situation.

2. The NPPO shall include an inventory and analysis of all plants listed as Federal Endangered Species, all Saguaros, and all Ironwoods designated as Protected Native Plants according to Sec. 3.8.5. Preservation and mitigation requirements for these genus and species shall conform to Sec. 3.8.6. The NPPO plan prepared shall Including an aerial photograph, taken in minimum scale of 1" = 60' Place NPP / landscape mitigation table, and aerial photograph on separate sheet measuring at least 24" x 36" indicating scale with the following information:

§ Limits of all areas to be graded.

§ Location of NUOS area

§ Fencing requirements as specified in Development Standard 2-06.2.2.F.

3. The grading and NPP plans shall indicate the 50-ft study area identical to the Wash Ordinance Mitigation Plan included with Case # S02-008. Include approved Wash Mitigation plan with re-submittal for reference.

5. Applications within WASH watercourses per Development Standard 9-06.2.2.B above that propose a project with no encroachment into the Regulated Area, are required to indicate the top of bank and accompanied by a floodplain report verifying the floodplain limits.

6. If the project proposes encroachment within the Regulated Areas per 9-06, it shall conform to appropriate restrictions. Including an Environmental Resource Report per LUC 6.2.5.


7. Include the location, size, color, and textural treatment of all retaining walls, riprapped slopes, or other constructed means of slope stabilization must be shown on one (1) of the plans submitted. Vegetation retention and re-vegetation should be used in conjunction with rip-rapping.
