Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved site plan. Please submit two copies of the approved and stamped site, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved and stamped site plan. Additional comments may be forthcoming.

RESUBMITTAL REQUIRED: Grading Plan, Drainage Report.

The Grading Plan (GP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.

3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. Revise the "sidewalk" in the P.A.A.L. to current ADA standards. The sidewalk must be a min. of 4' wide with standard "wings" adjacent to the ramps.
4. Add the following notes to the grading plan notes:

· "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

· "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation."

· "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

5. Show cross section with transverse and longitudinal slopes.
6. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. It appears that the roof on the new building next to the east property line drains onto the adjacent property. This situation does not maintain the existing drainage patterns. Revise as required.
7. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
8. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback.
9. Call out the names of all washes.
10. Show the 100-year flood peak discharge.
11. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation).
12. Slopes of 3H: 1V require hand placed riprap with filter fabric.
13. Slopes of 2H: 1V or greater require grouted riprap with filter fabric.
14. Cut or fill slopes require a 2' minimum setback from property line.
15. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line).
16. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
17. Call out peak discharges entering and exiting the site.
18. It appears that there is grading being done east of the property on the adjacent property. Either obtain permission to grade from the owners of the property or revise the design.

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. Demonstrate that any unattenuated 100-yr. peak discharge from the existing culvert system is able to be conveyed through the site without adverse impact to the existing or proposed main structures per D.S. DS Sec.2-02.2.1.A.16 and 22.
3. All weather access must be demonstrated per S.M.D.D.F.M. Chapter 11.2.0.1.
4. The feed store (4000 sf ) building is encroaching into the flowage easement. This may impede stormwater flow and the building shall be removed from encroaching into the 16' drainage easement. This easement is still be used, explain how it can be abandoned?
5. Show the project address or administration address of the project must be shown on the cover sheet of the DR., not the owners or the property.
