Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. In addition, we could not verify that the grading plan was in compliance with the approved development plan for Zoning Review. Please submit two copies of the approved and stamped Site Plan, Landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the approved development plan. Additional comments may be forthcoming.

4. List the site plan activity number in the lower right corner of each sheet of the grading plan. Also list any DSMR case number with the date of approval. State the relief granted and the conditions imposed.

5. Provide the maximum slope allowed for the handicapped accessible parking (1:48 or 2% per ANSI Section 503.4).

6. All of these grading plans appear to be the same plan.

RE: Plan Review: Airport Run, Lot 112 Grading Plan

Sunrise Engineering’s Civil Engineering Plan Review Team has completed the 2nd review of the following documents on behalf of the City of Tucson Development Services Department:

Plans: One (1) copy (3 sheets) with cover sheet dated April 17, 2007.

Drainage Report: One (1) copy dated January 30, 2007

SWPP Plan: Four (4) copies dated April 2007

These documents were reviewed only for their conformance to the City of Tucson Development Standards (Revised January 6, 2000). The following comments are remaining for the site:

Grading Plan:
(previous comment 6) “DS Sec. 11-01.4.1.C.2: Provide property cross section along both east and west property boundaries.” Only retention basin sections are shown. Please provide property sections or extend all the retention sections in all directions to past the property lines. Check that the elevations shown in the cross sections match the elevations shown on the plan. Show any pipes within the retention area on both the plan and the sections.

(previous comment 7) “Label existing contours.” Contours along Elvira Road are not labeled.

From Drainage Report comments. The basin cross sections do not match what is shown on the plan. Show the 6” pipe in the sections and on the plan. Indicate the inverts on the plan sheet as well as the cross sections. Show where the pipe exits the berm (on either side) to accurately show the length of pipe. The basin bottom/invert shown on C1.1 (21.30) does not match the plan (22.00). See redlined plans. Show the two other outlet pipes on the plan. Show side slopes on sections.

Drainage Report (typ. for all lots):
On page 6, the Basin Summary shows the same Cw factor for existing and future conditions. The calculations are different in the appendices. Please refer to Table 3.4 of the City of Tucson Stormwater Detention/Retention Manual. The Cw should vary between the 2 year, 10 year, and 100 year storms as well. Please clarify.

On the Drainage Maps, adding the individual flows do not equal the total Q. If you are rounding, do not show your number to 2 decimal places.

Stormwater Pollution Prevention Plan: All comments are addressed.
