Any project that does not have required landscape plans shall have a landscape mitigation plan prepared to show the disposition of PIP, TOS, and required mitigation, as shown in the summary. Submit NPP plan included with Minor Subdivision Plat Case # S04-246 for review per DS 2-15.3.4.B.

2. Landscaping is required along retention basin side slopes, bottom and periphery. Plant materials used in basins shall withstand periodic inundation. A minimum of 20 trees per acre must be provided, 33% of tress shall be 24" box or larger. A minimum of 2 shrubs for each tree is required per DS 10.01. Include basin(s) treatment on NPPO / Mitigation plan.

3. Required landscaping shall include irrigation specification design and layout per DS 2-06.5.4.A & DS 2-06.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

4. Add note grading plan: Fencing shall be required during construction per DS 2-06.8.0 Fig.1 for all undisturbed natural desert areas of Protected Native Plants and for individual Protected Native Plants to be preserved-in-place. The area to be fenced shall be beyond the "drip-line" of the vegetation by one-half (½) the distance of the "drip-line" radius. For Saguaros and cacti, the area to be fenced shall be equal to the distance of one-half (½) the height of the plant per DS 2-15.6.0

5. Add note to grading plan: NPPO pre permit inspection is required prior to grading inspection can be scheduled by calling IVR system and entering inspection code 09015 or calling Landscape Field Representative directly @ 791-5550 EXT 1140.

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved and stamped final plat and site developmet drawing. Please submit one copy of the CDRC approved and stamped final plat and site development plan and if applicable a copy of the landscape/NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped documents as noted above. Additional comments may be forthcoming.

4. Please ensure that the grading plan matches the approved and stamped tentative plat.

5. Dimension in a surveyable manner the Erosion Hazard Setback to match the final plat.

The grading plan cannot be approved as submitted. Please revise the grading plan and SWPPP to address the following comments.

Grading Plan Comments
1. Provide a note indicating the size of the project and the extent of the graded area.
2. Clearly show in the grading plan or details how drainage will be directed to the basin. If
3. Provide details showing the outlet structure for the basin. Indicate the construction material and describe the erosion protection that will be used.
4. Provide sections showing how the pad grades will relate to the project boundaries and to each other.
5. Provide sufficient detail to show that positive drainage from the structures will be achieved. Show how each lot will drain. The drainage should be substantiated with spot elevations.
6. Clarify section C on sheet 2 to indicate whether the existing grade is to be restored after the rip rap is installed.
7. Clearly identify the grading limits for the project.

SWPPP Comments
8. Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over project specifications (including the ability to make modifications in specifications).
9. Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over day-to-day activities at the construction site.
10. Part IV.C.2.e. Include a general location map (e.g. U.S.G.S. quadrangle, portion of a city or county map) showing 1 mile radius around site. Page 7 indicates that the location map is on the SWPPP Plan. Provide the location map.
11. Revise the label on the silt fence and fiber roll details to indicate that they are for sediment control and not for stabilization.

16. The "Part IV.1 Plan" section of the report indicates that stabilization methods are shown on the plan. Show locations and descriptions of the stabilizatons methods to be used.
17. Revise the reduced inspection frequency to indicate that during the applicable times that the site will also be inspected whenever rain is predicted.
