RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP

The Grading Plan (GP), Drainage Report (DR) and Stormwater Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a detailed response letter to the comments along with the corrected copies of the GP.
2. A proper review cannot be performed because there are numerous discrepancies and/or omissions between the details, sections and on the plan views of the detention/retention-basin-recreation areas and GP. Additional details and the correction of the existing plans will be necessary in order to review and approve the grading plans. Also see the redline comments on the plans.
3. There is not enough information on the grading plan as they are to be able to construct and/or inspect the project.
4. Notes shall be added to the GP referencing the engineered fill required by the geotechnical report.
5. Per the geotechnical report, the min. distance between the "foundation base and slope face" shall be a min. of 5 feet. Revise as required.
6. Add the following notes to the grading plan notes:
" "The approved Grading Plan is the only acceptable construction plan onsite. The Contractor may not use any other plans, such as the approved Tentative Plat and/or Development Plan, for construction purposes. The Contractor may ask the Development Services Inspector to consult with the other approved plans for additional information or details that might not be included on the approved grading plan but needed for completion of work."

" "The contractor shall remove the fine materials from the bottom of the detention/retention basin and scarify the basin bottom once the construction activities are completed in order to remove any fine material build up caused by construction and to restore soil percolation."

" "Any engineering work to be done below grade (i.e. toe-downs, cutoff walls, drainage pipes/structures, etc.) shall not be back filled until Development Services Inspector inspects the work and approves it."

7. Show all symbols in the legend.
8. Show the proposed storm drain on the plan views of the grading plan.
9. Show the WSEL on the street cross sections where applicable.
10. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers and/or sidewalk scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof drain/sidewalk scupper locations have been designed and located will suffice.
11. Call out surface paving material.
12. Show the thickness of the weir on the detail.
13. Security barriers are required if ponding depth exceeds 2 feet and if slopes are greater than 4:1.
14. Show details of all spash pads with the sizes of the rip-rap, thickness, filter fabric etc. on the GP.
15. Curb and Gutter elevation include drainage flow with percent slope.
16. Vertical curbs are required in the public right-of-way. Wedge or extruded curbs cannot be used in the R/W.
17. Show details of all surface materials.
18. A permit or a private improvement agreement might be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
19. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback.
20. Cut or fill slopes require a 2' minimum setback from property line.
21. Add the elevations to the contour lines on the plan view.
22. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address.
23. Drainage patterns with percent slopes (Show patterns within the first 100 feet from the property line). Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme.
24. Detention/Retention:
" Cross-sections and dimension.
" Dimension basin and provide spot elevations.
" Security barriers are required if ponding depth exceeds 2 feet, if slopes are greater than 4:1 and/or if pedestrian access is adjacent to basin.
" Water surface elevations.
25. Show details of all surface and subsurface drainage devices. The separate structural plans for the drainage devices can be attached to the GP to become part of the set.

Drainage report:
1. Please include a response letter to the comments along with the corrected copies of the DR.
2. The table for the analysis of the storm drains are eligible. The type size cannot be read and is blurry.
3. Show a detailed exhibits of all drainage structures including but not limited to the det./ret. basin with cross-sections, dimensions and elevations.
4. Show details of all spash pads with the sizes of the rip-rap, thickness, filter fabric etc. in the DR.
5. Explain/show where the wall openings that are used in equation 12.2 of the DR. Will the opening be split into smaller openings or is it one opening for the entire wall.
6. Show the thickness of the weir on the detail.
7. Security barriers are required if ponding depth exceeds 2 feet and if slopes are greater than 4:1.
8. Show the project address on the cover of the Hydrology report.
9. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. See example attachment.

Stormwater Pollution Prevention Plan:
1. The SWPPP must be updated with current signatures, dates, NOI's, NOT's, general permit etc.
2. Further comments may be forth coming dependant on the new information.

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning could not verify that the grading plan was in compliance with the approved tentative plat. Please submit one copy of the CDRC approved and stamped tentative plat, landscape, and NPPO plans with the next grading plan submittal.

3. Zoning will re-review the grading plan on the next submittal to ensure compliance with the CDRC approved and stamped tentative plat. Additional comments may be forthcoming.
