Comments:

1. Upon reviewing the grading plan in comparison with the site/development plan there has been found some required changes that will have to be made to the site/development plan. The following comments are required to be addressed on the site/development plan and incorporated into the grading plan. Contact Karol Aragonez @ 837-4960 and Patricia Gehlen @ 837-4919 for further information on how to revise the site/development plan.

2. The crosswalk located south of the Harbor Freight building and connecting to Jefferson Ave. cannot cross in front of the trash enclosure and the loading zone. A possible solution would be to continue the side walk behind the trash enclosure and loading zone then continuing to connect to the sidewalk located along Jefferson Ave.

3. The crosswalk indicated at the southwest corner of the Harbor Freight building connecting to the sidewalk in front of the Walmart building will be required to be revised. The cross walk where it is parallel to the parking space must be physically separated from the vehicular use area (parking space).

4. Clearly indicate on the detail for the handicap parking spaces the maximum slope of the parking space and access aisle per ANSI Standards 117.1-2003 Sec. 502.5. (Max. 1:48 ).

5. Provide details of the handicap ramps including widths, slopes and location of truncated domes.

6. Provide a detail of the required handicap parking sign. Minimum distance from grade to the bottom of the sign is seven (7) feet as per City of Tucson standards.

GRADING PLAN REVIEW COMMENTS:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved site/development plan.

3. Provide on the grading plan details for handicap parking spaces, handicap parking signage, handicap ramps as provided on the (revised) site plan.

4. Provide on the grading plan the location of all truncated domes as indicated on the site plan. Missing on all ramps and in front of the Walmart building.

5. Provide on the grading plan the required minimum sidewalk width of 4' between the front of the Walmart building and the landscape planters (note #17) as indicated on the site plan.

6. Provide details for the class one and class two bicycle parking spaces as indicated on the site plan onto the grading plan.

7. Provide on the grading plan the details for the standard vehicle parking spaces.

8. Incorporate all changes required on the revised site/development plan on the grading plan.

2. Include inside dimensions of planters within vehicle use area on the grading plans. A minimum of 4' in width must be provided for each canopy tree. The measurement is always within the planter area and does not include any material which defines the outer edge of the unpaved area per DS 2-06.3.3.C. Revise key note # 17 as necessary, details are not provided on the approved landscape plan.
