ERZ LUC 2.8.6 Comments:

1. This project requires an Environmental Resource Report and a mitigation plan to be reviewed by Stormwater Advisory Committee (SAC), who then makes recommendations to the DSD Director.

2. The Overlay Zone case number, T06SA00297, must be noted in the lower right corner of each sheet of the tentative plat, landscape, and NPPO plans. All required elements of the ERZ as shown on the approved Overlay Zone plan must be added to the tentative plat, along with date of approval and any conditions placed on that approval. The tentative plat may not be approved prior to Overlay Zone application approval. (LUC 2.8.2) (LUC 2.8.1) (D.S. 2-12) (D.S. 9-04)

3. Please add the following note to the tentative plat "All utilities will be located underground and will be placed along the roadway improvements of within approved easements".

4. Please add the following note to the tentative plat "No grubbing, grading, or construction will occur until those areas designated as NUOS are temporarily fenced. All temporary fencing will be field inspected before any construction onsite begins. Fencing will be removed only on completion of construction".

5. Please add the following note to the tentative plat "Neither fences or walls will be allowed which impede wildlife movement through designated critical riparian areas except for temporary fencing".

03/26/2007 JOE LINVILLE LANDSCAPE REVIEW Denied The Landscape Section does not recommend approval of the application at this time. The ERR and associated plans should address the following code requirements.

Utility encroachments into critical riparian habitat areas will be limited and approved only if there are no other alternatives in the design of the project. Explain why the proposed encroachment of the sewer line is the only approach available and why there are no viable alternatives. LUC 2.8.6.6.A.1

The distubance proposed to the Coronado Ridge Wash appears to be well over 100 feet wide at the southern portion of the site. The mitigation plan is required to lessen the impacts of the development on the critical riparian habitat areas per LUC 2.8.6.5.D.3 and provide for one hundred (100) percent restoration of the critical riparian habitat area disturbed during construction. Revise the plans as necessary to minimize the impact if possible and to revegetate disturbed areas.
