It appears the floodplain boundaries have been changed and differ greatly from the previous submittal. The floodplain limits are not from any map DSD is familiar with. Explain how the flood plain limits were derived and it's source. 3. The Overlay Zone case number, T06SA00279, must be noted in the lower right corner of each sheet of the tentative plat, landscape, and NPPO plans. All required elements of the SCZ as shown on the approved Overlay Zone plan must be added to the tentative plat, along with date of approval and any conditions placed on that approval. A copy of the tentative plat was not submitted as part of the overlay zone submittal. The following items were reviewed as part of S06-235 tentative plat review. The following corrections are to be made on the tentative plat. 1. Please clarify on the tentative plat that the thirty (30) foot undisturbed natural landscape buffer extends the entire length of the proposed frontage along Houghton Road. It appears that it ends at the middle of Lot 1. 2. Please correct SCZ note 1 replacing the subdivision case number S06-235 with the overlay case number T06SA00279. 3. Please revise SCZ note 7 to read - Building or structure surfaces, which are visable from Houghton Road will have "earth tone" colors. 4. Once Engineering has completed their review of the tentative plat, landscape plan, and ERR and have approved that submittal, Zoning Review will then approve ERZ. The revised rezoning report appears to have the used the appropriate floodplain delineation on the revised development plan, though that revised plan does not appear to match the current resubmittal. Please correct the floodplain delineation to match the PCRFCD proposed floodplain delineation and correct all associated documents (ERR, tentative plat, etc) accordingly. Francis X.
