area is to be revegetated with native plants indigenous to the site and the area reconstructed to look as natural as possible. DS 2-06.7.1.B

2) Revise the landscape plan to propose an appropriate dust control treatment for the scenic route buffer area where it is not currently vegetated. Decomposed granite is not acceptable for scenic route buffer restoration. DS 2-06.7.1.B

3) Clarify if and where the seed mix shown on the landscape plan is to be used. The scenic route buffer area is to contain only indigenous plants. DS 2-06.7.1.B

4) A comprehensive list of native vegetation that exists on the site and in the immediate areas is required for the landscape plan. See DS 9-06.4.12.

5) Revise the landscape and native plant preservation plans to establish the limits of grading to preserve the scenic route buffer area. LUC 3.7.5.2.A

6) All areas between the MS&R right-of-way line and the street that are disturbed by development shall be revegetated with native vegetation. Add notes. LUC 3.7.5.2.D

7) Revise the landscape plan to provide screening per LUC Table 3.7.2-I along both street frontages. New screening may not be located in the scenic route buffer area, but is to be located behind the natural area.

8) Per LUC 2.8.2.6.A within the Scenic Corridor Zone all existing vegetation with a caliper of four (4) inches or greater and all saguaro cacti must be preserved or relocated
on the site. Revise the landscape and native plant preservation plans to comply.

COMMENTS:
1. This development is subject to the review and approval of the special application for the Scenic Corridor Overlay. Provide a general note stating: "The Special application case number is T06SA00271.The special application has been reviewed and approved, approval date __________, without conditions."

2. LUC Sec. 2.8.2.3.C Add the 400-foot SCZ corridor boundary from Bear Canyon Road and Tanque Verde Road on site plan. Zoning acknowledges that the 400-foot SCZ corridor boundary from Bear Canyon Road is off site provide a dimension to the line and show as not to scale.

3. LUC Sec. 2.8.2.4.A Label the required thirty (30) foot buffer as "30 FOOT UNDISTURBED NATURAL BUFFER TO BE PRESERVED AND MAINTAINED IN IT'S NATURAL STATE".

4. LUC Sec. 2.8.2.6.B Provide the view corridor calculation on the plan.

5. If a color or construction materials palette is proposed , add both matrix tables, which includes the proposed exterior color name, number and manufacturer, proposed roof material type and color, required screening wall materials and color, etc.

6. Please add the following notes to the site plan.
a. Maximum height of structures will be 1/3 the distance of the structure from the future right-of-way of Bear Canyon Road, not to exceed 30 feet for commercial development from design grade.

b. No grading beyond what is necessary for siting of buildings, drives, private yards, and structural improvements. All viable vegetation with a caliper of 4 inches or greater and all saguaro cacti will be preserved or relocated on the site per the Native Plant and Preservation Ordinance.

c. All new utilities for development on private property or public right-of-way along Bear Canyon Road will be underground. Trenching is permitted for the placement of utilities lines, if area is revegetated in accordance with Land Use Code Sec. 3.7.5.2.D

d. Building or structure surfaces, which are visible from Bear Canyon Road. will have colors, which are, predominate within the surrounding landscape such as desert and earth tones.

e. Fencing and freestanding walls facing Bear Canyon Road. will meet material restrictions in Land Use Code Sec. 3.7.3, Screening Requirements.

f. All areas between the MS & R right-of-way line and the existing street right-of-way that are disturbed by development shall be revegetated with native vegetation.

g. All disturbed areas on the site that are visible from Bear Canyon Road. and are not covered by permanent improvements shall be revegetated with native plants, plants from the Drought Tolerant Plant List, or a combination of both.

7. Provide the overlay number T06SA00271 in the lower right hand corner, near the title block on all sheets of the development plan.

8. All requested information will be provided on the development plan or as attachments to the development plan
