04/25/2006 PETER MCLAUGHLIN ZONING REVIEW Approv-Cond 1. Prior to development plan approval, place the variance condition from BOA case #C10-06-05 on the plan as part of general note 28. The condition reads: "Occupancy is limited to same or similar land use classifications."

2. Revise label inside of SCZ 30-foot buffer on sheet 2 of 4 to read "30-foot Bffer Area" rather than "30-foot Scenic Corridor Zone since the Scenic Corridor Zone is actually 400 feet in depth.
04/26/2006 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Revise plan to remove tree holding area from within the 30-foot scenic buffer area. No uses, not even those of a temporary nature, are allowed within the 30-foot buffer. If desired the total of nine (palo verde and velvet mesquite) trees to be transplanted on site may be planted directly within and distributed throughout the 30-foot buffer area as these are typical of and indigenous to the site.
LUC 2.8.2.4

2) Selection of plant material for use on the project is to be from the comprehensive list of native vegetation that exists on the site and in the immediately areas surrounding the site. Revise to exclude any plants not indigenous to the immediate area from the 30-foot buffer. Rather than the groupings of ocotillo shown on landscape sheet 6 of 11, it is encouraged that some of the trees transplanted on the site, and some of the same species, be used within the 30-foot buffer. Revise landscape plan to show a more natural looking distribution using types of plant indigenous to the site.
