You are required to relocate or replace these trees. Please add the following note to the plans. "Prior to removal of any vegetation within the ROW, the contractor will contact the City Landscape Architect (Gary Wittwer) at 791-3115 ext 414 to set up an on site meeting". 2. There is an existing irrigation system that is located within the ROW along the entire project site. This system must be operational at all times. Please add the following note to the plans. " The contractor shall call the Streets Maintenance Section (Paul Rosenboom) at 791-5279 ext. 234 to set up an on site meeting to review the existing system location and protection requiremets". 3. The existing irrigation system and components must be placed within a PVC sleeve under all driveway paving. Please add the following note to the drawings. "The contractor shall provide a 4" PVC Sch. 40 sleeve under each driveway at a 30" depth. The contractor shall re-route the existing irrigation lines and wires if present through the new sleeve. All work must be approved by the Street Section prior to covering". 4. Please submit your approve NPPO site plan. I am looking to see that all native plants within the disturbed ROW have been inventoried. 5.Please submit your landscape and irrigation plans for common areas. Please note- you can not have private irrigation lines under public roadways. |

Sheet 1, The heading of the cover sheet should be the same for the title block heading. Correct and revise. 4. Submit a copy of the approved documentation: Development Services Modification Request, Rezoning and Residential Cluster Project. 5. Geotechnical Report must include pavement section and reference soil recommendation for public roads. Correct and revise. 6. Sheet 1, Recordation information of Maps and Plats, Book & Page must be noted on cover sheet of subdivision street improvement plans. Plat must be recorded before submittal of mylars for final review and approval. Correct and revise. 7. Sheet 1, add the Administrative address. 8. Add the following notes (9-19) to the General Notes, Sheet 1: 9. Pavement Section Design documentation, are in accordance to the approved Geotechnical Report, Report Name and Firm Name, Project Number. 10. All changes to these plans must be cleared by the City of Tucson City Engineer's Permits and Codes Section, prior to construction. 11. The City shall not be held liable for any errors and/or omissions on these plans. Items not meeting City Standards shall be repaired/replaced at no cost to the City. 12. The Engineer of Record shall submit to the City for acceptance any changes to the approved plans prior to construction. Additionally, the Engineer of Record shall certify all changes meeting all applicable standards, codes, and ordinances. 13. A Soils Engineer shall conduct Quality Control material and inspection testing in accordance to City Standards and Specifications at no cost to the City. 14. The contractor shall comply with all applicable Occupational Safety and Health Administration regulations. 15. A copy of the approved plan shall be kept in an easily accessible location on the site at all times during construction. 16. General Note 20 should read; The PIA Inspector shall verify that the "saw cut" line is located within competent pavement. Adjustments to the plan shall be documented and As-built; a one foot minimum shall be provided." 17. The contractor shall contact and/or coordinate any work with COT Streets & Traffic Maintenance Division, Median Island Maintenance Section (791-5279, ext. 234) prior to disturbing any COT/DOT landscaping or irrigation systems. Additionally, the contractor shall repair or replace any disturbed COT/DOT landscaping or irrigation systems, including replacement of any damaged plants. Contact Gary Wittwer @ 400-2645 for inspection and permits for landscaping. For irrigation removal/replacement contact Paul Rosenboom @ 237-7386. 18. General Note 14 should read; Upon commencement of work, traffic control devices shall be posted and maintained by the contractor until such time as the work is completed. All warning signs barricades etc. shall be in accordance with the manual on uniform traffic control devices adopted by the State of Arizona pursuant to A.R.S. 28-065. Contact Traffic Engineering, 791-4259, 48-hours prior to placing or removing any said traffic control devices. 19. General Note 2 should read; Contractor shall call Blue Stake as mandated by the Arizona Revised Statutes at 1-800-782-5348 before any construction begins to verify location of existing public utilities shown or not shown. Existing utility locations shown hereon are only approximate. It is the contractor's responsibility to confirm horizontal and vertical location of all utilities without damaging same. Damaged utilities shall be repaired at no expense to the City. 20. Sheet 1, Indicate a shaded or hatched area that is only part of the PIA plan. 21. Sheet 2, A road profile is required and must include Left, Center, Right, and the EOP of striped paved roadways. A road profile is needed for pavement widening projects (Deceleration/Acceleration lanes). Correct and revise. 22. Sheet 2, Indicate Plan and Profile information for west entrance of Dee Jay Loop to the east entrance of Dee Jay Loop. Correct and revise. 23. Sheet 2, Indicate the Begin Curb Return (BCR) and End Curb Return (ECR) for each curb return. 24. Sheet 2, Indicate the Beginning and Ending stationing, offset, and elevations for Sawcut, Trim, Tack & Join areas. Existing pavement thickness and surface treatment shall be matched. Include a dimensioned pavement structural detail of area. Correct and revise. 25. Sheet 2, use a light pen weight & dashed line to show existing trees and or vegetation. Correct and revise. 26. Sheet 2, Key Note 8 calls out: "Existing 4' Conc. sidewalk; to remain." A 6-foot wide sidewalk is required for MS&R streets. Submit approved documentation from Development Services indicating that the 4-foot sidewalk is to remain. D.S. 3-01.3.3.A & D.S. 3-01.4.1 Updated handicap ramps are required. Correct and revise. 28. Sheet 2, Right Turn Lane detail; A minimum of 2-foot buffer must be provided between top of slope and sidewalk (natural slopes). Slopes greater than 4:1 and deeper that 2 foot requires barricade railing. Hinge point of slope/basin must have a minimum of 2 foot from right-of-way. (Slope on private side). D.S. 11-09.3 Key Note 5 is incorrectly called out on road. Correct and revise. 33. Sheet 2 - Detail 2/2 - This detail calls out note 5 in the pavement area. This note is for new sidewalk. 2. Sheet 2 - Detail 2/2 - note 11 calls for 2" of AC over 4" of ABC. This is typical for residential streets, but is not sufficient for major arterials. 3. Sheet 2 - Detail 3/2 - This detail is labeled Golf Links Road and I believe that it should be "Dee Jay Loop and Oldsmobile Hill Lane". 4. Sheet 2 - Side streets seem to call out detail 2/2, but I believe that detail 3/2 was intended. Landscaping: 1. See comments from Gary Wittwer. 2. We have existing landscaping and irrigation within this projects limits. Work should be cordinated with Paul Rosenboom from the Streets and Traffic Maintenance Department at 791-3154 ext 234. Ortiz PE, Traffic Engineer Resubmittal Required: Traffic Engineering does not recommend approval of the PIA Plan; therefore a revised PIA Plan is required for re-submittal. Please resubmit Traffic Engineering's redlines generated during this review. The following items must be revised or added to the plan. 1. Include a response letter with the next submittal that states how all comments have been addressed. 2. For clarification to the following comments please see Traffic's redlines 3. Illustrate the western curb opening of Dee Jay Loop at Golf Links Road to ensure proper signage and striping. 4. The proposed R1-1's (Stop Signs) should be 30"x30" not 36"x36". They should have street names at the proposed roadway entering this development off of Golf Links per PCDOT & TDOT Signing Manual (2002) Chap 5-11, 5-12, and Chap 9-2. 5. Provide a 'RIGHTONLY' (R3-5R) under the proposed (R1-1) 'STOP SIGNS' at both Dee Jay Loop intersections with Golf Links Road. See Traffic redlines for clarification. 6. Along Golf Links Road at the Dee Jay Loop intersections install R6-1(R) "ONE WAY" Signs in the median per PCDOT & TDOT Signing Manual (2002) Chap 9-3A. 7. Bike lanes exist on Golf Links Road therefore stripe the new right turn lane to accommodate the existing bike lane per PCDOT & TDOT Pavement Marking Design Manual (2002) Chapter 4-7. 8. Replace the two proposed 'RIGHT LANE MUST TURN RIGHT' (R3-7R) Signs with 'RIGHT ONLY' (R3-5R) in the new right turn lane along Golf Links Road. 9. Provide a 'RIGHT TURN' (R3-5F) supplement plaque under the (R3-5R) signs in the right turn lane. See redlines for clarification. 10. Remove the proposed stop bars and crosswalks at all three intersections. 11. Add the following Signing General Notes 1, 5(a), & 5(b) per PCDOT & TDOT Signing Manual (2002) (Chapter 1, Sheet 12) to the Plans. 12. Add the following Pavement Marking/Striping General Notes to the Plans: 'ALL STREET STRIPING & SIGNAGE TO BE COORDINATED WITH C.O.T.
