Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g. Verify if existing vegetation meets landscape and screening requirements along 22nd. St. 3. The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Show parking spaces indicated on the site plan on the landscape plan as well. 4. A 30" continuous screen along street frontages for vehicle use area must be provided per LUC Table 3.7.2-I. Show the location and plant material for screening element. 5. The screening requirement is in addition to the landscape requirements. The use of vegetation to satisfy the screen requirement is allowed only to provide for alternative treatment and is not in any way meant to imply that the vegetative screen can also be used to meet the landscape requirement DS 2-07.3.7.0 6. Screens, whether required or not, are to be located on the development side of the street landscape border so that the landscaping is visible from the street per DS 2-07.3.7.B.2. 7. A 6' wall is required to screen loading zone from adjacent residential properties per LUC Table 3.7.2-I. 8. Include inside dimensions of strip planter within vehicle use area on the landscape, site and grading plans. A minimum of 4' in width must be provided for each canopy tree. The measurement is always within the planter area and does not include any material which defines the outer edge of the unpaved area per DS 2-06.3.3.C. 9. Include with re-submittal rezoning Case # C9-07-05 approval documentation. Indicate on the lower right hand corner of the site plan and landscape plan, the case number, date of approval, and any conditions imposed. 10. The area between the right-of-way line and sidewalk and the area between the sidewalk and the curb, if not covered with vegetation, shall be covered with an appropriate inorganic ground cover, such as decomposed granite. Revise the plans as necessary per LUC 3.7.2.4.A.4 11. Additional comments may apply. |

Per DS 2-02.2.1.2, As lots will be combined, please provide lot combination and combination covenant forms, and recordation receipt. 2. Per DS 2-02.2.1.8, with regards to parking: A) provide parking calc 1:1,000 sq. ft. of gross lot area (see my notes) B) dimension back up spurs per DS 3-05 requirements please. C) revise detail 11 for HC parking sign post - from ground to bottom of sign is 7' 3. Per DS 2-02.2.1.12, with regards to handicapped and pedestrian circulation: A) provide concrete sidewalk from street through landscaping to top of handicapped access aisle and note concrete in flush with asphalt. B) provide truncated domes at point where above required sidewalk will meet handicapped access aisle - and provide them where edge of pedestrian refuge at building meets handicapped access aisle that crosses north to handicapped parking. 4. Per DS 2-02.2.1.13, note on sheet E2 near light: minimum vertical clearance of 15' 5. Per DS 2-02.2.1.30, Please list actual rezoning conditions next to case number. 6. Per DS 2-02.2.2.A.3, regarding FAR calcs: A) To further clarify, a 6000 sq. ft. building on a 40,000 sf. Site is about .15 FAR, and the maximum allowable is .75, with a new expanded site area of 116,931, the new FAR would be about .05 - please show this on the plan for records. Thank you. 7.
