Please include a response letter to the comments along with the corrected copies of the SP. 2. This project was reviewed for full code compliance. 3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207. 4. Please provide property description per D.S. 2-02.2.1.3. 5. Please label lot dimensions and bearings per D.S. 2-02.2.1.5 6. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 7. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11. 8. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12. 9. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14. 10. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. 11. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. 12. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. 14. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG. 15. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 16. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. 17. Show Site plan number (T06OT03210) on all sheets per D.S. 2-02.2.1.29. 18. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. 19. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address. 20. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable. 22. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 23. List the consulting engineer and the owner/developer on the plans with the pertinent information. 24. Add note: "Depress all landscaped areas 6" maximum for water harvesting". 25. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans". Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. A Drainage report is required for any site greater than one acre in size or for any site subject to detention requirements…..per S.M.D.D.F.M., chap. II, 2.1.2. 3. The content and format of the Drainage Report should follow S.M.D.D.F.M., chap. II, 2.2. 4. Show the project address or administration address on the cover sheet of the DR. 5. 12/21/2006 | HEATHER THRALL | ZONING | REVIEW | Denied | TO: Development Services Department Plans Coordination Office FROM: Heather Thrall Senior Planner PROJECT: T06OT03210 7620 E. 22nd Street, new parking lot for Toyota Site plan, 1st review TRANSMITTAL DATE: December 21, 2006 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project was reviewed for compliance with the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI) and International Building Code 2003 (IBC). The content of the site plan was reviewed under DS 2-02. Staff acknowledges the site underwent a rezoning in 1972, however, the last plan for this project was a site plan, not a development plan and thus continues to be with this project. THIS PLAN WAS REVIEWED FOR FULL CODE COMPLIANCE DUE TO THE LARGE LOT AREA EXPANSION. 2. Per DS 2-02.2.1.2, I see that the lots were split off from one another in the last few years. Please provide documentation that these lots went through a city review and approval process for their configuration. Please advise if they will be combined through the course of this project. At the very least, a lot combination covenant will be required to ensure the lots shall function as one even if they are sold individually. Further review comments may be forthcoming. ( I see on the last approved site plan there is an old lot split exception noted, do you have a copy of it?) 3. Per DS 2-02.2.1.5, please add lot dimensions and bearings to sheet C1. 4. Per DS 2-02.2.1.6, for records, please dimension the existing building, list the height and the use - is it still auto repair or will it convert to auto sales? Parking calculations and other design criteria vary greatly between these uses. 5. Per DS 2-02.2.1.7, for records, list the required setbacks and provided building setbacks. 6. Per DS 2-02.2.1.8, with regards to parking: A) please clarify what the intended use of the site is - retain auto repair or now auto sales B) based upon the use, please provide a parking calculation at ratio listed in LUC 3.3.4 C) I see the detail of parking space dimensions, thank you -please dimension the standard wheel stop barrier to be fully contained within 2'6" of the top of the space D) Please provide the width of the PAALs E) Note that back up spurs are needed at the end of a row of parking if the PAAL width is not a minimum of 36' F) Add note to handicapped parking sign that the fine is $518.00 G) Revise handicapped parking sign height to be 7' - measured from grade to bottom of sign (not including van accessible sign) H) Where is handicapped parking on sheet C1? I) Need a van accessible space - which is an 8' access aisle J) Need 6 total handicapped spaces for providing 183 motor vehicle spaces K) If auto sales, are these spaces that you're providing for auto display or for customers? L) If display for auto sales, show are and you don't have to park to DS 3-05 7. Per DS 2-02.2.1.9, bicycle parking A) number is based upon the total of vehicle spaces provided (refer to LUC 3.3.4 under use) B) as this is full code compliance, the bike racks that are on site must be replaced with the new designs listed in the updated DS 2-09 (see www.tucsonaz.gov/dsd codes) C) show that the location of the bicycle parking meets DS 2-09 D) show the class 1 bicycle detail 8. Per DS 2-02.2.1.11, please dimension the entry to the site and provide directional arrows for PAALs (two way appears to be all over site) 9. Per DS 2-02.2.1.12, with regards to handicapped and pedestrian circulation: A) clarify on sheet C1 where sidewalks/cross walks are B) dimension all sidewalks/crosswalks C) point out where ramps are with specs on slope/dimensions D) truncated domes are required where transitioning from pedestrian to vehicular use areas (See ANSI 705.5.) call out on sheet C1 10. Per DS 2-02.2.1.13, show any new proposed free-standing signage or lighting with specs if applicable. 11. Per DS 2-02.2.1.14, I see the existing loading area thank you. 12. Per DS 2-02.2.1.19, please show the right of way dimensions on sheet C1, noting centerline, current and future curb. 13. Per DS 2-02.2.1.20, please be sure any and all easements are on sheet C1 with dimensions and type, docket and page. 14. Per DS 2-02.2.1.30, note rezoning case number and any conditions associated. 15. Per DS 2-02.2.1.38, list any prior special applications (variances, etc.) 16. Per DS 2-02.2.2.A.2, I see the expansion of lot area, thank you. Please express in percentage of expansion and note the total site area. 17.
