This figure is accepted because for purposes of determining substantial improvement, market value pertains only to the structure in question. It does not pertain to the land, landscaping or detached accessory structures on the property. The contractor's estimate is accepted, less the tax, at $127,223. The improvements divided by the market value is 74% and, therefore, this project is considered to be a substantial improvement. The addition to the existing structure is required to be elevated a minimum of one (1) foot above the water surface elevation of the 100-year flood. In order to determine if the existing structure also needs to be brought into compliance with current floodplain management standards, please provide an estimate for the remodel only. Those figures may come from the submitted contractor's estimate. It is necessary to determine if the cost of the remodel improvements only divided by the market value of the Church exceeds 50%. Therefore, in order to complete the processing of the FUP please provide an addendum to the contractor's estimate that includes only the cost of the remodel. I would like to suggest a meeting to discuss further the FUP details and requirements.
