| 01/02/2007 | STEVE SHIELDS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Farmers Insurance Remodel T06CM06535 Site Plan (1st Review) TRANSMITTAL DATE: January 3, 2007 COMMENTS: Please resubmit revised drawings and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC) for the area effected by the proposed entry porch and handicapped ramps. 2. Based on the provided last approved site plan a required loading zone was removed from the site. Provide a 12'x35' loading zone on site. 3. The proposed handicapped ramp and railings located at the northeast corner of the existing building encroach into the existing 24 foot entrance PAAL. Revise plan to maintain a minimum 24' PAAL. 4. An over the counter review may be scheduled once the above comments have been addressed. Call or email to schedule an appointment. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 791-5608 ext. 1180. | 01/10/2007 | JOE LINVILLE | LANDSCAPE | REVIEW | Denied | This site plans adds a new parking space adjacent to Country Club Road. Expansions of parking are subject to LUC 3.7.2.4 which would require a street landscape border. This parking mofification does not appear viable based on the landscape requirements. |
