Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. FOUNDATION PLANS:

1. Show compliance with termite treatment specified by R320, as amended.
2. Note that grade away from foundations (6" within 10') shall comply with R401.3.
3. Specify and locate all foundation hold-downs and anchor-bolt spacing (at quarter points) for brace wall panels, R403.1.6 & R602.10.3 or R602.10.6.

FLOOR PLANS:

1. Show compliance with R303.1 providing natural ventilation for adjacent rooms (4%), or approved mechanical ventilation.
2. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture), IRC figure R307.2.
3. Show the location of a minimum 22"X30" attic access. Attic access is required if the space exceeds 30SF with a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space, R807.
4. Locate and identify brace wall types and locations, R602.10.4 (include interior wall lines, R602.10.1.1) along with the appropriate tie-downs and nailing schedule, R602.10.8.

STRUCTURAL PLANS:

1. Provide consistent 2x6 exterior framing notation for stud spacing. Framing Note #2 sheet 4 (16") and Details 1 & 2 sheet 3, Details 1, 5, 8 & 9 sheet 7 (24") are inconsistent.
2. Provide a complete braced panel layout showing panels at the ends (within 12.5') of all wall lines and additional panels centered at least every 25' between, Table R602.10.1. All exterior wall lines shall be braced and parallel interior wall lines shall be braced at intervals not exceeding 35' from exterior wall lines, R602.10.1.1
3. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation.
4. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.

SECTIONS - DETAILS - MISC. NOTES:

1. Clarify detail references showing sheet 2 at two locations on the Foundation Plan sheet 3.
2. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.
3. Show the size and number of eave vents for compliance with R806.2.
4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if insulation is attached to truss bottom cords and eave venting is used, R806.3. This may be accomplished w/ baffles.

MECHANICAL PLANS:

1. Provide return air duct and register sizes, M1602. Minimum duct/register size: heat pump or air conditioner - 6 sq. in. / 1000 BTU, M1403.1 (1 ton cooling = 12,000 BTU). The 12" RA duct provides an area of 113 sq. in. where 144 is required for the 2 ton unit.

OUTDOOR LIGHTING CODE

1. Fixtures may be exempt from the total lumen budget only when the Full Cut-Off style is located under overhangs, OLC 5.1.2. Fixture styles not approved as Full Cut-Off are assumed to be unshielded. Provide fixture style information for the four porch lights shown as surface mount incandescent, or change to recessed incandescent.
