This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. FOUNDATION PLANS: 1. Locate and detail all footings for the following: Indicate footing for garage beam support. 2. Special inspection required for 3000-PSI concrete. If used, a special inspection request must be included with the permit application. 3. Show or note a 6" minimum separation of untreated exterior posts above finished grade along with a 1" space above the floor, R319.1.4. 4. Show compliance with termite treatment specified by R320, as amended. 5. Note that grade away from foundations (6" within 10') shall comply with R401.3. STRUCTURAL PLANS: 1. Justify garage GLB. My calculations indicate it's under-sized. 2. Completely detail all connections to the foundation and/or framing members: Trusses to top plate Beam to post (garage) Post to sill plate (garage) Ledgers to masonry or framing (fireplace) Indicate method appropriate with chimney. Joist to ledger (fireplace) Continuous load path for shear transfer 3. Show masonry wall vertical lateral support R606.8.2. Please include planned support and attachment methods for both ends of garage beam to ground. 4. Note the requirement for bond beam at the ledger and at the wall top, 2 #4 rebar anchorage, R606.10. 5. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation. 6. Show lateral support of trusses. Show a detail of truss to wall connection using ties having a resistance to uplift of not less than 175 pounds, R802.10.5. 7. Specify the outrigger and gable end bracing and connections to the structure,R802.10.3 8. Please detail "sistering" connections for roof rafters. SECTIONS - DETAILS - MISC. NOTES: 1. Cross-sections shall be cross-referenced to the floor plan and framing plans. 2. Untreated exterior wood siding, sheathing and wall framing shall have a 6" clearance above the ground, R319.1.5. 3. Show GluLam beams with 1/2" end clearances from masonry, R319.1.4. 4. Provide a header schedule consistent with Table 502.5(1). Absence of headers for garage openings was notable. 5. Show lateral support and connection of masonry walls to floors and roofs. Detail a positive direct connection capable of resisting the horizontal forces, R606.11.2.2.1. ELECTRICAL PLANS: 1. Clarify your service entrance, 150 or 200-both indicated. You indicate new meter but existing service, what exactly are you replacing. 2. Show sub-panel feeder conductor and conduit sizes with appropriate correction factors, E3605. 3. Show sub-panel feeder over-current protection, E3605.5. 4. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3801.7. These outlets shall be GFCI protected E3802.3.
