01/16/2007 DANIEL RUSCH BUILDING-RESIDENTIAL REVIEW Denied PLAN REVIEW COMMENTS for Activity # T06CM06389

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

GENERAL REQUIREMENTS:

All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.

STRUCTURAL PLANS:

1. Provide manufacturer's calculations and data for pre-fabricated trusses, R802.10.2, or note the requirement for deferred submittal approval prior to installation.
2. Specify and detail all over-framing connections for intersecting pitched roof assemblies. Provide a minimum opening of 22" by 30" for access and ventilation between over-framed assemblies (>30 S.F.), R807.
3. On foundation plan location of HPAHD hold-downs should be on end bolts/studs rather than interior.
4. Demolition plan indicates (note 1) that portion of wall is to be removed, although the framing plan states that "existing framing to remain." What spans opening- supporting the roof?
5. Posts require either 1" standoff from concrete or to be appropriate material.
6. Show wood framing members resting on concrete as pressure treated R319.1(2).
7. Provide a header schedule consistent with Table 502.5(1).
8. Note and specify all ledgers and connections to frame or masonry.
9. Show the ceiling gypsum board as either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d.

ELECTRICAL PLANS:

1. Why do you indicate on plans that circuits A26 & A28 are new?

If you have any questions, please contact your assigned plans examiner Daniel Rusch at 791-5550, extension 1113.
