This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2003 International Residential Code, 2003 International Energy Conservation Code, and Arizona State amendments to the 2003 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. As of 9-02-04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the 2003 UPC with amendments. All plans should reference these codes. Indicate the location of gas, water, electric and sewer or septic line on the property, from property line to building. May require relocation from new construction area. FOUNDATION PLANS: 1. Show or note a 6" minimum separation of untreated exterior posts above finished grade along with a 1" space (standoff) above the floor, R319.1.4. 2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½" diameter with 7" embedment into concrete or masonry. Maximum spacing 6' o/c and within 12" of each sill plate end, R403.1.6. FLOOR PLANS: 1. Show any enclosed windows, and provide a detail of materials and connections. 2. Show that existing bathrooms (w/o windows) have exhaust fans, R303.3 and M1506. STRUCTURAL PLANS: 1. Completely detail all connections to the foundation and/or framing members: Post to slab Beam to post 2. Show joist to beam connections using (H2.5) ties having a resistance to uplift of not less than 175 pounds, R802.10.5. SECTIONS - DETAILS - MISC. NOTES: 1. All code references to the International Residential Code shall be changed from 2000 to 2003 with appropriate paragraph references. Sheet C1.00. 2. Note and specify the length of anchor bolts for ledger connections (S6), R403.1.6. 3. Specify all ledgers connected to masonry walls with 3x material, R606.10. ELECTRICAL PLANS: 1. Clarify the electrical riser diagram, E3303. Show if the 50 AMP panel is new or existing. If new, show the location on the plan and add to the Panel Schedule. 2. Note or show receptacles with weatherproof covers. OUTDOOR LIGHTING CODE 1. Full cut-off fixtures have no emittance above the nadir (fixtures are completely opaque above and to the lowest point of the lamp). Fixtures may be exempt from the total lumen budget if both of the full cut-off FCO style and located under overhangs, OLC 5.1.2. Verify that both fixture types (R & V) are recessed (FCO style).
