| 03/13/2007 | STEVE SHIELDS | ZONING | REVIEW | Approved | DSD TRANSMITTAL FROM: Steve Shields Lead Planner PROJECT: Taylor Tack & Feed T06CM06362 Site Plan (2nd Review) TRANSMITTAL DATE: March 13, 2007 COMMENTS: Please resubmit revised drawings along with a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC). 2. Provide the abandonment documentation. The proposed 4000 sq. ft. retail building is shown being built over a 16' flowage easement. Provide documentation, which either allows construction of a structure in this easement, or abandons the easement. Additional comments may be forth coming. 3. For your information only, the detectable warning devices shown at the south end of the handicapped access aisle are not required at that location. D.S. 2-02.A.2.1.12 Detectable warnings (truncated domes) will be required at all curb access ramps. ICC/ANSI A117.1-2003 Sec. 406.13 4. This comment has not been addressed. "4 CLASS 1 PROVIDED" is still shown on the plan. Zoning acknowledges that 4 Class 2 bicycle parking spaces have been provided. Revise the bicycle parking calculation to reflect what has been provided. D.S. 2-02.2.2.4 the bicycle parking calculation is incorrect. The calculation shows "4 CLASS 1 PROVIDED" all information/details on the plan specify Class 2. Per LUC Sec. 3.3.7.8 Any use providing less than fifty (50) motor vehicle parking spaces my substitute Class 2 for Class 1 spaces. Revised the bicycle parking calculation. 5. Zoning acknowledges the copy of the "AMENDMENT OF WAIVER OF ENFORCEMENT OF DECLARATION OF CONDTIONS AND RESTRICTIONS AND DECLARATION OF COVENANTS RUNNING WITH THE LAND. Provide recordation information, docket and page for the amendment. 6. Zoning will provide an over the counter review once the above comments are addressed. Please call or email to set an appointment for this review. If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 791-5608 ext. 1180.
