The following items need to be addressed: SITE PLAN COMMENTS: 1) DS Sec.2-02.2.1.A.20: It is acknowledge that the 1-foot no access easement is in the recordation process, the docket and page of the easement must be shown on the site plan prior to approval. The above comment is from the first review and still applies. The response to this comment was a request to put the recordation data on the mylar. This is a site plan review and submittal of mylars is not a Development Services requirement. Recordation data must be on the site plan. GRADING PLAN COMMENTS: Be advised that the grading plan can not be approved prior to site plan approval. All comments associated with the site plan must be corrected and the site plan must be approved prior to grading plan approval. 2) DS Sec.11-01.4.1.C: On the plan view, within the basin for design criteria of the weir opening (detail 2) and curb/wall openings (detail 3) references details do not match the subject. Detail 2 and detail 3 are for typical parking stalls. Revise appropriately. STORMWATER POLLUTION PREVENTION PLAN: The SWPPP is approvable once the grading plan is approved. GENERAL COMMENTS: Please provide a revised site plan, a revised grading plan (3 copies) and 3 copies of the SWPPP that address the comments provided above. Valencia Road, new Industrial complex Commercial site plan, 3rd Review TRANSMITTAL DATE: June 11, 2007 COMMENTS: Please resubmit revised drawings and a response letter - or contact me for an appointment to review the changes over the counter. 1. Per DS 2-02.2.1.9, re: bike parking: class 2 bike parking must be within 50' of building entrance (DS 2-09). show entrance, dimension distance to bike parking. RESPONSE: A) class 2 bike parking does not appear to be within 50' from an entrance on building 1. B) Correct bike parking calculation to show separate ratio for industrial uses vs. commercial (i.e. 104 parking spaces for commercial requires 8% of 104 spaces, = 8 spaces - all class 2,- do same for industrial) and provide correct number of each. Please disperse class 2 to each building, like class 1 provided. 2. Per DS 2-02.2.1.11, show width of Parking Area Access Lanes/entrances. RESPONSE: Please put angle of parking spaces back onto site plan. I see detail 3 shows 70 degrees, but the PAAL and parking space widths don't match the site plan - correct. 3. Per DS 2-02.2.1.14 - loading zones: A) The Zoning Administrator issued an email May 16, 2007 stating loading zones at 12x50 should be provided for each building. The Zoning Administrator's corrected advisement requires loading zone size of 12x55 for all 4 spaces. Please revise. B) The Zoning Administrator advised a 5 foot wide striped pedestrian refuge area was permitted for pedestrian access, providing the refuge leads from the loading zone to loading doors of the building the loading zone serves. Provide an elevation for sides of buildings facing interior court - or call out doors on the site - to ensure doors don't swing into loading zones and loading access to the buildings are at reasonable distance. 4. Per DS 2-02.2.1.20, I see two 1' wide No Vehicular Access Easements. Please clarify their locations, their docket and page when recorded. RESPONSE: Thank you for the explanation of the NVAE locations, please provide their docket and page information when recorded. (STILL NEEDED or remove NVAE) 5. I see a number 3 called out for truncated domes on ramps on sheet 2, where are the keynotes listed? 5. Please note further review comments may be forthcoming, depending on responses provided.
