COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Per Board of Adjustment Case No. C10-07-08 Condition A. Under the "EXISTING STORAGE BUILDING (833 SQ. FT.) 11'-0" TALL, F.F.E. 2410.00" and FOR STORAGE ONLY.

3. Per Board of Adjustment Case No. C10-07-08 Condition D, provide continuous pedestrian access from street to rear along south side of office building, per City Engineering. Zoning acknowledges that a sidewalk has been added along the south side of the office building. If there are sidewalks along Palo Verde Ave., within the right-of-way ROW, his sidewalk needs to extend to the sidewalk in the ROW. If there are no sidewalks within the ROW then at a minimum this sidewalk needs to extend to the east property line.

4. Per Board of Adjustment Case No. C10-07-08 Condition E, Show the location of the required signage on the site plan.

5. Per D.S. 2-05.2.1.C and City of Tucson web site http://www.tucsonaz.gov/dsd/Permit_Review_/permit_review_.html , all lettering and dimension shall be the equivalent of twelve (0.12") point or greater in size to facilitate reproduction and photographically reduced (microfilm) for record keeping. The copies of the Board of adjustment and DSMR do not meet this requirement.

6. Zoning agrees to provide an over the counter review once the above comments have been addressed.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

A response letter was not submitted. Please be advised, this makes the review difficult because it is not clear if the comments have been addressed or not. The intent of a response letter is to communicate to the reviewer how the comment was addressed and to identify the location of where the revision is located on the plan.

RESUBMITTAL REQUIRED: SITE PLAN

1. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

2. Provide bearings for all boundary dimensions. DS 2-02.2.1.A.5.

3. There are arrows provided on the site plan, however it is not clear what the arrows are indicating. It appears the arrows are indicating drainage patterns, if this assumption is correct please provide the symbol in the legend. DS 2-02.2.1.A.16.

4. Cut and fill quantities are required information on a site plan. This office acknowledges this is an existing site with proposed work within the parking area and cut and fill quantities is probably zero. If the cut and fill quantities equal zero indicate on the plan with a general note. If there is actually cut and fill quantities for this project indicate amount in cubic yards on the site plan. DS 2-02.2.1.A.17. Second request.

5. Indicate if Palo Verde is a public or private road and provide recordation data (book and page) adjacent to the street label. DS 2-02.2.1.A.18. Second request.

6. Provide the datum used for the contours shown on the site plan. DS 2-02.2.1.A.23. Second request. Provide the datum either NAVD 1988 or NGVD 1929.

7. Provide in the legend the symbol used for grades. Indicate if the grades are spot elevations or finish grades (pavement/asphalt). DS 2-02.2.1.A.23.

8. Grading, hydrology, landscape islands and borders are to be integrated in effort to make maximum use of stormwater runoff for supplemental irrigation purposes. Landscape islands and borders must provide water harvesting from the vehicle use area and the rooftops. Small curb opening must be provided to accept the surface stormwater. Revise the site plan to meet this criteria. LUC 3.7.4.3.B.

9. Show the drainage of drainage on the roof of each structure. Second request. DS 2-02.2.1.A17.

2. Clarify the route and termination of the underground natural gas piping shown serving 3227 N. Palo Verde Ave.
3. Clarify the water service to the two buildings on the property. Are they both served by the same water meter? Is a reduced pressure backflow preventor assembly installed at the water meter?
4. Clarify the existing connection to the public sewer; are both buildings connected to the same HCS?
5. Revisions to the existing restroom (detail, sheet 3) will require a separate building permit.
