The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale. D.S. 2-02.2.1.A.4.

2. Provide a legend to the plan indicating different line type, shading, etc.

3. Provide bearings for all boundary dimensions. DS 2-02.2.1.A.5.

4. The minimum width for a PAAL is 24' for a two way travel lane. The PAAL located just north of the building is not meeting the minimum requirement for a two way travel lane. DS 2-02.2.1.A.11., DS 3-05.2.1.C.1

5. A minimum of a two foot setback is required between a wall and a PAAL. Provide the required 2' setback on the north side of the property. Please refer to Zoning comment number 8. When an existing development can not meet the minimum requirements for a Development Standard an alternative is to apply for a Development Standard Modification Request (DSMR). Please contact Patricia Gehlen, the Community Design Review Committee Manager for information regarding this process, 791-5550 extension 1179. DS 3-05.2.2.B.3.

6. A minimum distance of 1' must be maintained between any open structure and a PAAL. The north side of the front structure does not meet this minimum requirement. Revise the plan to meet the minimum requirement. DS 3-05.2.2.B.3.

7. A minimum setback of 5' must be maintained between a PAAL and a structure for pedestrian refuge. The 5' pedestrian refuge area must provide a 4' sidewalk with a 1' separation between the curb and sidewalk. Revise the site plan to meet this standard. DS 3-05.2.2.B.1., DS 2-08.4.B.

8. Show the loading vehicle maneuverability for the required loading space. The minimum requirements for a 30' single unit vehicle is an outside radius of 42' and inside radius of 28'. American Association of State Highway and Transportation Officials.

9. There are arrows provided on the site plan, however it is not clear what the arrows are indicating. It appears the arrows are indicating drainage patterns, if this assumption is correct please provide the symbol in the legend. DS 2-02.2.1.A.16.

10. Cut and fill quantities are required information on a site plan. This office acknowledges this is an existing site with proposed work within the parking area and cut and fill quantities is probably zero. If the cut and fill quantities equal zero indicate on the plan with a general note. If there is actually cut and fill quantities for this project indicate amount in cubic yards on the site plan. DS 2-02.2.1.A.17.

11. Indicate if Palo Verde is a public or private road and provide recordation data (book and page) adjacent to the street label. DS 2-02.2.1.A.18.

12. It is not clear what the 19' dimension is depicting that is located within Palo Verde Avenue. Dimensions within the ROW must be labeled accordingly. Underneath the verbiage "Palo Verde Ave," there is notation of a 60' ROW. The 19' dimension appears to be from property line to property line. After reviewing an aerial on the Transportation Department Map Site the full ROW width appears to be 60. Clarify in detail in the response letter and on the map view.

13. Show all easements of record (book and page) graphically on the plan. DS 2-02.2.1.A.20.

14. Dimension from the street centerline of Palo Verde to the existing curb and sidewalk location. If Palo Verde does not have curb, dimension from street centerline to the edge of pavement. DS 2-02.2.1.A.21.

15. Provide the datum used for the contours shown on the site plan. DS 2-02.2.1.A.23.

16. Provide in the legend the symbol used for grades. Indicate if the grades are spot elevations or finish grades (pavement/asphalt). DS 2-02.2.1.A.23.

17. Handicap curb access ramps are required to be constructed with truncated domes, per recent a Federal ADA requirement. Show a detail or add a general note to the site plan indicating all public and private handicap curb access ramps will have truncated domes.

18. Commercial developments must provide on site centralized on-site refuse storage. A refuse storage facility has not been provided. Indicate refuse container location, size and access thereto fully dimensioned. Demonstrate vehicle maneuverability. Refuse vehicles require 36' inside radius and 50' outside radius. Any proposal not meeting Development Standard 6-01, will require a Development Standards Modification Request (DSMR). Please contact Patricia Gehlen, Community Design Review Committee (CDRC) Manager for DSMR submittal criteria.

19. Dimension from the street or alley monument line(s) to existing overhead electric lines (and label accordingly) where potential conflict exists with dumpster service/access (DS 6-01.4.1 & B 2-02.2.1 A 21).

20. Grading, hydrology, landscape islands and borders are to be integrated in effort to make maximum use of stormwater runoff for supplemental irrigation purposes. Landscape islands and borders must provide water harvesting from the vehicle use area and the rooftops. Small curb opening must be provided to accept the surface stormwater. Revise the site plan to meet this criteria. LUC 3.7.4.3.B.

21. Show the drainage of drainage on the roof of each structure. DS 2-02.2.1.A17.

1. This site plan was reviewed for full code compliance with the City of Tucson Development Standards (D.S.) and Land Use Code (LUC).

2. Zoning acknowledges the receipt of a letter from Frank S. Bangs, Jr. with Lewis and Roca.

3. D.S. 2-02.2.1.A.4 Provide a location map which meets the minimum requirements of D.S. 2-05.2.1.D, show the subject property approximately centered in the one (1) square mile area, identify conditions within the square mile area, such as major streets and watercourses, section, township and range, north arrow and scale.

4. D.S. 2-02.2.1.A.5 Provide lot bearings for all lot lines.

5. D.S. 2-02.2.1.A.7 The setbacks shown on the plan are not correct. The required setback to adjacent O3 zoning is zero (0) feet. The required setback to adjacent MH1 zoning is 1 ½ the height of the building wall, based on the information provided of 11'-0" this setback would be 16'-6". The street setback is twenty (20) feet.

6. D.S. 2-02.2.1.A.8 Provide a typical parking space detail for both handicapped and standard vehicle parking spaces.

7. D.S. 2-02.A.2.1.9 & D.S. 2-09.0 Provide off-street bicycle parking; including materials for lighting, paving, and security; fully dimensioned layout; location; specific type of rack and the number of bicycles it supports; and the location and type of directional signage if required.

8. D.S. 2-02.A.2.1.11 The parking area access lane (PAAL) located along the north property line does not meet the minimum requirement width of twenty-four (24) feet for a two-way PAAL D.S. 3-05.2.1.C.1

9. D.S. 2-02.A.2.1.12 Provide a two (2) foot minimum setback along the PAAL and the north property line. D.S. 3-05.2.2.B.3

14. D.S. 2-02.2.1.A.12 The minimum width of a parking space is 8'-6" D.S. 3-05.0 Table 1. All parking spaces shown on the plan are 8'-0" wide.

15. D.S. 2-02.2.1.A.12 The backup spurs shown on the east end of the existing storage building and at the south end of the western most parking do not meet the requirements of D.S. 3-05.2.2.D. The spur will be a minimum of three (3) feet in depth, will have a three (3) foot radii and will have a minimum distance of three (3) feet will be provided from the back of the spur to a wall.

16. D.S. 2-02.2.1.A.12 The access to the single car garage encroaches in the to handicapped parking space minimum length of eighteen (18) feet.

17. D.S. 2-02.2.1.A.13 Per the letter provide by Frank S. Bangs, Jr., there will be no signage other than the building address.

18. D.S. 2-02.2.1.A.14 Per LUC Sec. 3.4.5.5 one (1) twelve (12) foot by thirty-five (35) foot loading space is required, provide.

19. D.S. 2-02.2.1.A.19 The Palo Verde right-of-way appears to be incorrect. Based on the dimensions shown there is a half right-of-way of 14'-6". Under the street name 60 ft ROW is shown. Please clarify.

20. D.S. 2-02.2.1.A.21 If required by engineering show the proposed curb along Palo Verde Ave.

21. D.S. 2-02.2.1.A.25 If applicable provide existing and proposed freestanding lighting layout and type. Provide a detail; list the height of pole and type of lighting.
