The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN, REVISED DRAINAGE REPORT

1. Revise the far side sight visibility triangle (SVT) for the entrance/exit drive to Speedway Blvd to be a pedestrian SVT, which has a length of 30'. DS 3-01.2.1.A.10., DS 3-01.5.1.B.1.

2. Correct the near side SVT to have a 20' stem rather than a 30' stem. The length of the far side SVT only is required to be 30', refer to redlines from above comment and revise appropriately.

3. Be advised a floodplain use permit will be required for the work in the channel and for the construction of the project if the floodplain limits extend into the project boundaries.

4. Show on the site plan the existing 100-year water surface elevation (WSE).

5. The drainage report indicates the 100-year water surface elevation is contained within the channel. Provide a note stating the 100-year water surface elevation is contained within the channel.

6. Provide and identify the symbol used for grades. It is not clear if the symbol is depicting spot elevations or finish grades. DS 2-02.2.1.A.16.

7. Show on the site plan onsite locations and quantities of the proposed 100-year concentration points, CP1, CP2 and CP3 and found in the drainage statement. SMDDFM 2.3.1.3.A.3., 2.3.1.3.B.2.

8. Include on the site plan estimated cut and fill quantities. If cut and fill quantities equal zero, please note on the plan. DS 2-02.2.1.A.17.

This comment has not been addressed. Provide requested information.

9. The full future ROW width for Camino Seco is 150'. The provided ½ future ROW width for Camino Seco is 60'. It appears that the ½ ROW should be 75'. Please clarify and if necessary revise the site plan.

10. Provide datum used for the topographic contours. DS 2-02.2.1.A.23.


DRAINAGE STATEMENT COMMENTS

1. In the narrative indicate the datum used for the water surface elevations (WSE), either NGVD 1929 or NAVD 1988. In the response letter indicate what page this information can be found. SMDDFM 2.3.1.4.C.

2. In the narrative in section C provide a summary of the 100-year quantities for the 3 concentration points for the post development that are shown on the developed drainage plan.

3. Be advised at the time of submitting a grading plan a revised drainage report will need to be submitted showing details of the channel bottom and concrete bank protection.
07/19/2007 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee. Up to five (5) feet of the required ten (10) foot width can be placed within the adjacent right-of-way area or within the Major Streets and Routes (MS&R) right-of-way area on MS&R streets per LUC 3.7.2.4.3. At least 5 ft. of the required landscape buffer must be on-site or variance must be sought.

2. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1. Additional canopy trees are required for parking spaces adjacent to building to the north.

3. Revise the landscape plan to show the locations and note the height and materials used to proposed or required screen walls. DS 2-07.A.3

4. All landscape areas will be depressed to accept water flow from roofs, PAAL, and parking areas. Show by detail or spot elevations how landscape areas will accommodate water harvesting. Revise planting details to provide water harvesting.

5. Include with re-submittal approval documentation. Indicate on the lower right hand corner of the site plan, the variance case number, date of approval, and any conditions imposed.

6. Note: The site plan and landscape plan must show identical site layout to avoid conflict between the two plans. Ensure that all changes to the site plan are reflected on the landscape plan.
